St. Johns · CR-210 / Twin Creeks

Beachwalk built its reputation on one number: a 14-acre, 37-million-gallon Crystal Lagoon with white-sand beaches, a 3,000 sq ft swim-up bar, dual 40-foot waterslides, and a members-only club around it — a vacation aesthetic no other Northeast Florida community attempts. The gating is village-by-village: Atlantica Isles, Dorado, The Cove, and Seaside Estates sit behind gates, while The Reef and Grand Isles are open — so "which Beachwalk" matters when you shop.

The honest budgeting note: total cost of ownership here stacks HOA plus CDD plus a mandatory lagoon-club membership — the line item buyers most often miss. And the community keeps evolving: a Compass by Margaritaville hotel on the lagoon won approval to expand, which will bring resort guests to part of the waterline. Caribbean and Key West-styled homes typically run from the $400s to about $1.1M.

SilverLeaf (gated villages)

SilverLeaf is the county's growth story — one of the fastest-growing master plans in America, nearly 11,000 acres with roughly a dozen builders — and its financial pitch is genuine: NO CDD fee, because the developer self-funded the infrastructure, a $1,500–$4,000-a-year advantage over its master-planned rivals. The plan itself is open; the gates belong to specific villages: Newbrook, Hidden Creek, Evergreen Island, and the 55+ enclave Reverie.

Amenities run community-wide — three pool complexes, a splash park, six pickleball courts, fifty-plus miles of sidewalks and golf-cart paths — with the gated villages layering their own dues on top. The buyer's question here is never "SilverLeaf, yes or no" but "which village": gated vs. open, builder, lot size, and per-village HOA all move together. Gated-village homes generally run from the $400s to about $1.2M.

Coastal Oaks at Nocatee

Coastal Oaks is the answer to a specific request: "I want Nocatee, but gated." It's Nocatee's first (2007) and only guard-gated village — a 24-hour manned gatehouse, not an arm gate — built exclusively by Toll Brothers, roughly 900 homes from carriage townhomes to estate collections under some of Nocatee's most mature oaks, with 300+ acres of internal preserve.

Residents double-dip on amenities: a private 6,500 sq ft Residents' Club with two pools, tennis, and a 10-acre activity park behind the gate, PLUS full Nocatee privileges — the Splash and Spray water parks, the Greenway trails, the golf-cart life. New construction is done, so this is a resale market now; actives typically span the low-$500s (townhomes) to about $1.9M for Signature-collection estates.

Marsh Harbor

Marsh Harbor sits where Ponte Vedra meets the water without the club: a gated enclave on the west bank of the Intracoastal at the foot of the Palm Valley Bridge, with a resident day dock on the waterway, big Pulte-built plans from the 2000s, and true custom estates on the marsh-front lots. The public Palm Valley boat ramp is just outside the gate — trailer-boat owners are on the Intracoastal in minutes without paying for waterfront.

Madeira

Madeira is the closest gated new-construction community to downtown St. Augustine — minutes from the historic district, with more than 600 of its 1,006 acres preserved as marsh, tidal creek, and live oaks looking over the Tolomato/Intracoastal marshes. The amenity load is deliberately modest (resort pool, fitness room); the land is the sell, and the marsh-view lots prove it.

The story under the streets is the kind of thing locals trade: Madeira sits on the former Ponce de Leon resort golf course — a 1916 Donald Ross design from the Flagler era — whose fairways became these homesites after the county sold the course in 2003. Toll Brothers (Estuary), Dostie, and MasterCraft build here now; there is a CDD to budget for. Homes typically run from the high-$500s to about $1.6M on the marsh.

Laterra & Laterra Links (King & Bear)

St. Augustine · World Golf Village

The two Laterras sit behind the county's strongest gate — King & Bear's 24/7 staffed entry with roving security — and deliver its most affordable gated living. They're often confused and shouldn't be: Laterra (2004) is three Mediterranean resort-condo buildings with an atrium pool and ground-floor spa, and it allows short-term rentals — it's full of vacation listings. Laterra Links is the opposite: quiet, owner-occupied Deltona coach homes (2,160–2,681 sq ft, single-level living) directly on the Palmer–Nicklaus course, now sold out and resale-only.

Both share King & Bear's clubhouse, restaurant, pools, tennis, and fitness on top of their own amenity centers. For downsizers and lock-and-leave buyers, Laterra Links' first-floor Pinehurst plan is the sleeper: fairway views on golf's only Palmer–Nicklaus co-design, behind a guarded gate, at townhome money.
