The money math, mechanism by mechanism
Florida has no state income tax — the headline every tri-state mover already knows. The mechanisms that actually decide your outcome are less famous: property taxes reset to YOUR purchase price (the seller’s homesteaded bill is not your bill), the homestead exemption and Save Our Homes cap start working for you only after you establish residency, and coastal insurance replaces part of what you saved. On housing: the live snapshot on this page shows the current St. Johns County median asking price. Run that against what your current bridge-and-tunnel dollar buys and you have the real headline — the gap in what a comparable monthly payment purchases is typically the largest single line in the whole relocation, larger than the income-tax line.
Where tri-state movers actually land
Patterns from my own closings: buyers coming from Westchester/Long Island/North Jersey suburb life tend to land in Ponte Vedra Beach or the St. Johns master-planned belt — the school-district logic maps directly onto the suburb calculus they already ran once. Buyers leaving city apartments split between the beaches towns (walkable strip, coastal daily life) and San Marco/Riverside (historic streets, actual urban texture). Buyers arriving with a golf-and-club life expected go PVB, Palencia, or Marsh Landing and are shopping club fabric as much as houses.

Every place worth living in has them. These are the ones I make sure my own buyers weigh before they commit — not after.
Summer replaces winter as the season you endure
June through September is heat, humidity, and afternoon storms — the inverse of the tri-state deal. Coastal breezes help at the beach; the inland corridors run hotter. Most movers adjust; nobody should arrive surprised.
You will drive
There is no LIRR, no PATH, no subway fallback. Northeast Florida is a car region end to end, and the metro’s geography is wide. The walkable exceptions — the beaches downtowns, San Marco, the St. Augustine core — are worth weighting if car-free texture matters to you.
Insurance takes back part of the tax win
Wind coverage, roof-age underwriting, and flood policies where zones require them are real Florida costs with no tri-state equivalent. They vary house by house — which is why I put a real insurance picture into the monthly math on any home you shortlist, before you commit.
The culture gap is real and fine
Pizza, bagels, pace, politics, August — the jokes are jokes because they are true. What tri-state movers consistently report missing is third-place density: fewer everything-within-three-blocks neighborhoods. What they report gaining is space, water, and winter. Know which trade you are making.
The part nobody tells you
New York does not just let you leave. High-tax states audit domicile changes, and a Florida move that keeps the old house, the old office pattern, and half your life up north can fail that audit years later with interest. Different product: this metro trades South Florida’s density, scene, and pricing for the school district that drives its relocation demand, lower entry prices, four-ish mild seasons, and a calmer coastal life.
