We start at Durbin Park with the math conversation, because first purchases are won on the monthly line: price, rate, dues, CDD, insurance. A townhome with honest fees regularly beats a cheaper condo with troubled dues, and I show the full stack for every stop today.

Palisades at Durbin Crossing, the academy zone entry

The Palisades condos sit inside Durbin Crossing, which means the entry price of the day, currently from the mid two hundreds, comes wrapped in the same community as the Patriot Oaks and Liberty Pines academies. For buyers thinking about that stroller, this stop is the whole thesis in one address.

Condo diligence applies: we read the association documents before anything else.

Bridgewater carries nineteen active listings around a median of three hundred ten thousand, the deepest under 400 inventory in the county right now. Townhomes with garages, a community pool, and the 210 corridor location that puts Durbin Park ten minutes away.

Deep inventory means choice, and for first buyers it also means negotiating room. This is the stop where offers get realistic.

After lunch, the clever play: Shearwater Townhomes, median around three forty five, with full access to the same lagoon pool, trails, and kayak launch the six hundred thousand dollar single family buyers pay for. Same gate, same amenities, townhome price.

For a first purchase that still feels like the Florida brochure, nothing else on this tour matches it.

Same logic, different amenity: Beacon Lake Townhomes put the paddle lake and boathouse on a first home budget, with six current listings around three seventy. Between Shearwater and here, the question is trails or water, which is a wonderful problem for a first purchase to have.

By this stop my couple had stopped saying if and started saying which.

The cross shop for this budget is the Jacksonville Town Center orbit, where similar money buys gated condos and newer townhomes minutes from the region’s densest jobs. The trade is the county school system, which is the entire reason many first buyers stretch for St. Johns in the first place.
