Every list of the county’s master plans is a set of adjectives. This is a table. I’m Krista Fracke, and the numbers below are computed from this site’s MLS feed every day: what each community has for sale, what it is asking, what it actually sold for over two years, how old the homes are, how much is still builder inventory, and which ones carry a district on the tax bill.

How to read it

Sold median against asking median is the first thing I look at. Where asking sits well above sold, the current listings are the builder’s price sheet and the high end of a resale market (Nocatee, Palencia, Beachwalk, Stillwater); where they sit close, resale sets the price (Julington Creek Plantation, Aberdeen, Beacon Lake). Build years say whether you are buying systems from the 1990s or a roof from last year. New says how much the builder still competes with your resale. Attached says whether the plan has an entry tier below the single-family median.

The district column is the one that changes the monthly answer. A community that financed its amenities with a CDD carries an assessment on the tax bill, often a few thousand dollars a year, that the asking price does not show. Two plans at the same median can differ by several hundred dollars a month once the district and the HOA land on the payment; the fee pages linked in that column show each plan’s live numbers, and the county CDD page shows where a district sits in the tax rate.

The part nobody tells you

The county’s master plans are not interchangeable and they are not ranked by price. SilverLeaf’s higher median is partly the absence of a district line; Shearwater’s lower one is partly the presence of one. Nocatee’s price is the beach side of the county and a town center; RiverTown’s is the river and a longer drive. The plans that read cheapest on this table (TrailMark, Bannon Lakes, Shearwater) are cheapest because of where they are and what they financed, not because they are lesser. Pick the geography and the bill structure first, then the plan, then the house.

Which master-planned communities are in St. Johns County?

The sixteen on this page carry nearly all of the county’s master-plan inventory: Nocatee (the largest), SilverLeaf, RiverTown, Shearwater, TrailMark, Palencia, Beachwalk, Durbin Crossing, Julington Creek Plantation, Stillwater, Beacon Lake, Aberdeen, Bannon Lakes, Grand Oaks, Julington Lakes and Markland. The table shows what each has for sale right now and what it sold for over the past two years.

Which St. Johns County master plans have no CDD?

SilverLeaf and Julington Lakes, by design. Nearly every other master plan on the list financed its amenities through a Community Development District whose assessment rides the county tax bill. Stillwater and Markland are marked “not verified” because this page labels a district only where the district’s own record confirms it; I pull the line per parcel.

Which is the newest? Which still has new construction?

Read the build-years and new-construction columns, which come from current listings: SilverLeaf, RiverTown, Nocatee, Shearwater, TrailMark and Stillwater carry the builder inventory today; Julington Creek Plantation (1989 to 2005), Aberdeen and Durbin Crossing are resale markets; Beachwalk and Beacon Lake are between.

Which master plan is the cheapest to buy into?

By median asking today: TrailMark, Bannon Lakes, Shearwater and Stillwater sit at or under about $500,000; Nocatee, Palencia and Beachwalk run $600,000 and up; Julington Lakes and Markland are the $900,000-plus plans. The two-year sold medians in the table are the more honest number, and the fee pages linked per row are what change the monthly answer.

How were these numbers computed?

From this site’s live MLS feed, every day: each plan is the set of MLS subdivision names that belong to it (the villages), counted for current for-sale homes and for closed sales in the past 24 months. Medians are medians, not averages. Districts come from the county CDD page’s verified list.
