Palencia is the county's most complete golf address south of Ponte Vedra: a 1,450-acre Hines master plan wrapped around The Palencia Club, an 18-hole Arthur Hills design that winds through centuries-old maritime oaks and finishes along the Intracoastal marsh. The club is genuinely private — and genuinely optional. Buying a home doesn't obligate you to join; golf and social memberships are sold separately, which keeps the neighborhood open to buyers who came for the boardwalks, three pools, Har-Tru tennis, and the walkable village center with shops and dining.

The community runs from condos and townhomes to large custom estates on golf and marsh lots, with an elementary school inside the gates of the master plan itself. The signature resident moment is the marsh boardwalk out to the Intracoastal — the amenity owners actually talk about. Active listings typically span the mid-$400s to over $2M for estate homes on the water side.

King & Bear (World Golf Village)

The King & Bear is a one-of-one in golf: the only course Arnold Palmer and Jack Nicklaus ever designed together, opened in 2000 and freshly restored — new TifEagle greens, rebuilt bunkers, upgraded drainage — in a ~$2.5M renovation. The address means more than the course: "King & Bear" is also the manned-gate community around it, the upscale side of the 6,300-acre World Golf Village master plan, where custom and semi-custom homes sit on golf, lake, and preserve lots (some in rare solid poured-concrete construction).

Both World Golf Village courses — the King & Bear and Bobby Weed's Slammer & Squire — are resort courses open to public play, so there's no membership obligation attached to any home here. One thing buyers read in headlines: the World Golf Hall of Fame closed and its core is being redeveloped by the county. The courses and neighborhoods are a separate story and are thriving. Homes generally run from the high-$500s to $3.5M+, with condo options elsewhere in World Golf Village from the $300s.

St. Johns Golf & Country Club

St. Augustine · SR-16 / I-95

St. Johns Golf & Country Club is the county's family golf workhorse: roughly 829 homes from the early 2000s around a Clyde Johnston-designed course that stretches past 7,100 yards from the tips but plays friendly from five tee sets (plus a family tee). The course is semi-private — public tee times, optional memberships, and The Bridge restaurant in the clubhouse — so the golf is there when you want it and never a carrying cost when you don't.

The community's other half is its CDD amenity package: an aquatic center with waterslide, tennis, basketball, sports fields, and a fitness center. One caution I give every buyer here: don't confuse it with "St. Johns Golf Club," the county-owned public course in Elkton a few miles away — two similarly named courses that trip up buyers (and search engines) constantly. Homes typically trade from the $400s to about $1M on premium preserve and fairway lots.

Julington Creek Plantation

St. Johns · Fruit Cove / NW county

Julington Creek Plantation is where golf comes with the county's most famous family amenity package — not the other way around. The 18-hole Champions Club course (front nine 1987 by Robert Walker, back nine by Jacksonville's own Steve Melnyk) got a full renovation in 2022 — new TifEagle greens, rebuilt bunkers and tees — and was voted Northeast Florida's best public course in 2025. It operates as a standalone semi-private club: pay per round or join, entirely your call.

The thing buyers get wrong: the golf course is NOT part of the CDD fee. The CDD funds the aquatic complex with competition pool and waterslide, the fitness center, tennis, a skate park, ten baseball and twelve soccer fields, seven miles of trails — golf is separate. With 1990s–2000s production and estate homes across 4,120 acres in the Creekside High School zone, actives generally run from the $300s to the $800s — the most attainable entry on this page.

South Hampton

South Hampton is the quiet value play of St. Johns County golf: about 700 homes on the CR-210 corridor around a Mark McCumber design (a Jacksonville-native PGA Tour winner) with sixteen lakes in play — and no CDD fee, which is worth real money every year against its master-planned neighbors. The club is family-owned and semi-private, with optional memberships and The Grille at the clubhouse.

Timing note buyers should know going in: the course closed in spring 2026 for a full renovation by MacCurrach Golf — the Jacksonville contractor trusted with TPC-caliber work — with reopening expected around October 2026. The practice grounds, golf shop, and restaurant stay open during the work. For a buyer, that reads as a value window: brand-new playing surfaces arriving right behind your closing. Homes typically run from the high-$300s to about $700K.

Almost never. Palencia's private club, St. Johns Golf & Country Club, Julington Creek's Champions Club, and South Hampton all make membership optional — and the two World Golf Village courses are open to public play, so no membership is needed at all. The exception in the region is Stillwater, the 55+ community where golf is bundled with ownership. Always confirm the structure before you budget.

Which St. Johns County golf communities are gated?

King & Bear at World Golf Village has a manned gate; St. Johns Golf & Country Club, South Hampton, and Cimarrone are gated; Palencia gates its club-side neighborhoods. Julington Creek Plantation is an open, village-scale community.
