Day-to-day life in Greenleaf Village is straightforward in the best way — Publix at Shoppes at Beachwalk is about a mile and a half away, and The Pavilion at Durbin Park, with Walmart and a growing mix of national retailers, is just over a mile. For fitness, YogaSix St. Johns and the Urban Youth Park are both within a couple of miles, and Nocatee's own Splash Water Park and Spray Water Park are roughly three and a half miles out. When the mood calls for something more, Aqua Grill at Sawgrass Village and Restaurant Medure on A1A in Ponte Vedra Beach are both about eight miles away — two longtime staples of the First Coast dining scene that I've been recommending to buyers in this corridor for years.

Questions
Frequently Asked Questions about Greenleaf Village
What are the HOA fees in Greenleaf Village, and what do they cover?
HOA fees in Greenleaf Village run approximately $280–$285 annually — among the lower annual fees you'll find in Nocatee. That covers access to community amenities including the pool, clubhouse, fitness center, tennis and pickleball courts, playground, and jogging path. Buyers should also ask about any applicable CDD assessments, which fund community infrastructure and are separate from the HOA fee — these show up on the property tax bill.
What schools serve Greenleaf Village?
Greenleaf Village is zoned for Valley Ridge Academy for elementary and middle grades, and Allen D. Nease High School for high school — all within the St. Johns County School District. Valley Ridge Academy is located within the broader Nocatee area, making the school commute short for most residents. Always verify your specific address with the district, as boundaries can shift.
How far is Greenleaf Village from the beach?
Mickler's Landing in Ponte Vedra Beach is roughly nine miles away — about fifteen to twenty minutes in typical traffic — and is the most convenient public beach access for Greenleaf Village residents. Ponte Vedra Beach's more southern stretches are around eleven miles, and Jacksonville Beach is about fourteen miles for a livelier coastal scene with dining and a pier.
How much is my home in Greenleaf Village worth?
Start with the record, not a formula. An algorithm cannot see a renovated kitchen, a preserve lot or a roof from 2024, and in a neighborhood the size of Greenleaf Village those are the things that move a price. This page lists every new Greenleaf Village listing and recorded sale as it happens; follow it and the comps come to you. When you are ready for a number, I run the valuation personally against Greenleaf Village's actual closings.
How long does it take to sell a home in Greenleaf Village?
Greenleaf Village's pace is on this page, live, and it is a better guide than any published average. The number moves with inventory and season, so the answer in March is not the answer in October. What I can control is position: a Greenleaf Village home priced against its actual competition and prepared for photos sells inside the median, and one priced to a hope sits past it.
What does it cost to sell a home in Greenleaf Village?
Fewer lines than most sellers expect, and worth knowing exactly. In Greenleaf Village, plan on the commission you and I agree on, Florida's documentary stamp tax on the deed (70 cents per $100 of price), title and closing charges that follow local custom, the association's estoppel letter, and, where the home carries one, the community development district line, prorated at closing and disclosed to your buyer; handled correctly it is paperwork, handled late it stalls a contract. I put the full seller's net sheet in front of you before the sign goes up; the true-cost promise on this site runs in both directions.
