So that is where we start: at the lagoon, before a single house, because whether the club life fits you decides everything else here. Then we price it honestly. We park at the club and look at the 14-acre lagoon before touring anything, because this amenity IS the purchase. Swim beaches, kayaking, the club world around it — and the honest mechanics: the lagoon belongs to the Beachwalk Club, not the HOA. Membership comes with most homes as its own bill, on the club’s own schedule, and it does not appear in any listing’s fee field.

Standing here I also point across the water to the southwest edge: the county issued the building permit for the 111-room Compass Hotel by Margaritaville in August 2026, with 68 short-term-stay cottages in permitting behind it. No opening date is announced — but if you are buying for quiet weekends on the lagoon, which streets feel the hotel and which do not is a conversation to have before you offer, not after.

CDD: Beachwalk carries a CDD assessment on the St. Johns County tax bill — bill two of three.

Beachwalk’s core sections are gated and largely built out, which makes this a resale tour — you are buying a finished streetscape, not a price sheet. Current inventory runs from the high $200s to around $1 million, with the lagoon-side and lake-lot premiums doing exactly what you would expect.

Resale here has a quiet advantage: you can see how each street actually lives — parking, shade, lagoon walk time — instead of imagining it from a site plan. I walk the sections in lagoon-distance order so the premium logic prices itself in front of you.

The Grand Isle condos are Beachwalk’s attainable entry — current units have listed around the low-to-mid $300s, which buys the same lagoon membership world as the million-dollar streets. For a lock-and-leave beach-adjacent Florida base, this is one of the more interesting value doors in the county.

The condo math needs the same honesty: association dues on top of the club bill, so we run the full monthly number per unit before anyone falls in love.

Twin Creeks next door — the comparison stop

Beachwalk sits inside the larger Twin Creeks development, and the adjacent Twin Creeks sections are the natural cross-shop: newer construction phases at similar money, minutes away, without the lagoon at the center. Club and amenity access differs by section here and the details matter — I confirm exactly what any specific address does and does not include before you compare payments.

This stop is where the day’s real question gets answered: are you buying the lagoon, or buying the corridor? Both are fine answers — they are just different purchases.

The corridor reality check, then lunch

We finish with the drive that used to be Beachwalk’s asterisk and no longer is: CR-210 is six lanes past Beachwalk Blvd, completed spring 2026, with the new signal at Badger Park Drive. The construction-era commute complaints you will read in old forum threads are out of date — drive it yourself at your real commute hour and see.

Food options along the corridor are still filling in (a container-format Smalls Sliders has been staged at 1545 W CR 210 — I verify what is actually open per visit), so most tour days we finish lunch toward Nocatee or St. Augustine, whichever direction your afternoon runs.
