Krista Fracke’s Take

I spent a lot of time in Aberdeen as it was built out. It has some beautiful subdivisions, parks, and amenities. This area is very close to Durbin Pavilion's restaurant scene. Two of my favorite places there are Kinya Ramen and Mellow Mushroom.

What It's Like to Live in Aberdeen

Day-to-day life in Aberdeen revolves around a surprisingly complete set of nearby conveniences. Groceries are easy — Publix at Shoppes at RiverTown is about 2.5 miles away, with a Walmart Neighborhood Market and ALDI both within roughly 3 miles. For dining, Bella Vista Italian Restaurant in Fruit Cove and Boathouse Julington Creek are local go-tos, both within about 3 miles, and Parlor Doughnuts is a popular morning stop nearby. Aberdeen Park is practically at your doorstep — less than half a mile — and Veterans Park, with its dog park, is about 1.5 miles out. Burn Boot Camp is right around the corner for those who prefer a structured fitness routine, and the St. Johns County School District keeps educational resources close at hand.

Aberdeen Homes & Architecture

Homes in Aberdeen were built primarily between 2007 and 2020, giving the community a relatively modern feel throughout. The mix is predominantly single-family homes, with a smaller selection of townhomes rounding out the options. Typical homes run 3 to 5 bedrooms and 2 to 4 baths, with living areas generally ranging from about 1,500 to 3,550 square feet — most homes land somewhere in the 2,200–2,500 square foot range. Prices span from the low $300s to the mid-$700s, with the middle of the market sitting around the mid-$500s. Architectural styles lean traditional and ranch, though villa and other styles appear throughout. Inside, open floorplans are common, along with kitchen islands, walk-in pantries, split bedroom layouts, eat-in kitchens, and primary suites with both tub and separate shower options — in-law floorplan configurations show up here too, which gives the community some versatility for multi-generational living.

Aberdeen Amenities & Community Features

Aberdeen's community amenity package is one of its defining features and a big reason I recommend it to buyers who want resort-style perks without leaving the neighborhood. The community includes a clubhouse, pool, fitness center, tennis courts, basketball court, and a playground — plus dedicated green spaces, a dog park, a jogging path, sidewalks throughout, and street lighting. It's a walkable, active neighborhood where you'll actually use what the HOA provides. Worth noting: HOA fees in Aberdeen vary depending on the section, and some homes carry a CDD fee — buyers should ask specifically about both when evaluating any home here.

Aberdeen Location & Commute

Aberdeen sits in the heart of St. Johns County, positioned conveniently between the Fruit Cove and RiverTown corridors. Baptist Medical Center South is about 5 miles away, and The Avenues mall is roughly 7 miles north. For a wider shopping trip, The Pavilion at Durbin Park is about 8 miles out. Mickler's Landing beach in Ponte Vedra is roughly 15 miles east — plan on about 20–25 minutes depending on traffic. The St. Augustine Historic District is approximately 21 miles south, an easy day trip. St. Johns Golf & Country Club is about 5.5 miles away for those who want a quick round without a long drive.

Schools Near Aberdeen

Aberdeen falls within the highly rated St. Johns County School District. Schools serving this area include Freedom Crossing Academy (which covers both elementary and middle grades for many addresses), Cunningham Creek Elementary, Switzerland Point Middle, and Bartram Trail High School. Because Aberdeen spans more than one attendance zone, school assignments are address-specific — always verify the zoning for a particular home directly with the St. Johns County School District before making a decision based on schools.

Frequently Asked Questions about Aberdeen

What are the HOA and CDD fees like in Aberdeen?

Some homes in Aberdeen also carry a CDD (Community Development District) fee, which is separate from the HOA and funds community infrastructure. A few townhome listings note that sellers have bought down or paid off the CDD, which is worth asking about on any specific home. Always confirm both figures with the seller's disclosure before making an offer.

Are there waterfront or pool homes available in Aberdeen?

Yes — both waterfront pond lots and homes with private pools do come up in Aberdeen. Pond-front and lake-view lots are part of the community's layout, and a portion of homes have private pools. That said, not every home in Aberdeen has either feature, so if a pool or water view is a priority, it's worth filtering specifically for those. The community pool is available to all residents regardless of whether a home has a private pool.

What schools serve Aberdeen, and are they well regarded?

Aberdeen is zoned for the St. Johns County School District, which is consistently regarded as one of the stronger public school districts in Florida. Most addresses in Aberdeen are served by Freedom Crossing Academy (K–8), with Bartram Trail High School serving high school students. Some addresses may fall under Cunningham Creek Elementary or Switzerland Point Middle instead — school assignments in Aberdeen can vary by exact location, so I always recommend verifying the specific zoning through the St. Johns County School District for any address you're seriously considering.
