Luxury Homes for Sale in Ponte Vedra Beach
79 homes · 3 new this week · updated 15 minutes ago
The luxury market in Ponte Vedra Beach runs in three tiers: the oceanfront estates along Ponte Vedra Boulevard — the scarcest, most tightly held sand on the First Coast, where asking prices run well into eight figures — the guard-gated golf and club communities (The Plantation, Marsh Landing, Sawgrass), and Old Ponte Vedra around the Inn & Club. The listings below are every home currently asking $2 million or more in Ponte Vedra Beach proper.
Two things matter more at this end of the market. Access first: club membership is usually separate from the deed, and the best properties sometimes trade quietly — tell me what you’re actually looking for and I’ll watch beyond what’s listed. Carrying costs second: wind and flood coverage differ sharply between the dune line and the gated golf side, and at these prices the difference is real money — I put a true insurance picture into the math on any home you’re considering.

What does $2 million buy in Ponte Vedra Beach?
A strong estate home inside the gates at Marsh Landing or Sawgrass, a renovated home in Old Ponte Vedra near the Inn & Club, or — on the ocean side — an oceanfront condo or a house on the South Ponte Vedra dune line. What it does not buy is a Ponte Vedra Boulevard oceanfront estate: those trade well into eight figures.
Where does oceanfront start?
The oceanfront condo buildings surface from the mid-$1 millions when a unit trades, the South Ponte Vedra dune line runs roughly $2–5 million, and the Boulevard estate row asks far above that. The oceanfront page maps all of it — segment by segment, building by building.
Is club membership included with a home in the club communities?
Usually not automatically — The Plantation is the exception in requiring membership with ownership, while at Sawgrass and Marsh Landing the clubs are separate organizations with their own initiation and dues. Always confirm the membership terms on the specific property; I verify this before my buyers offer.

I’ll send new listings the moment they hit the market and walk through the details that don’t show up in the MLS — water access, HOA rules, what a feature really costs to maintain.
