Everyone knows Ponte Vedra's club gates. These are the other five — the guard-gated Toll Brothers village inside Nocatee, the Intracoastal enclave where Toll is building new homes behind an established gate, the beach neighborhood with its own tunnel under A1A, the staffed gate with a boat-and-RV lot off Solana Road, and the most affordable gated address in 32082. Coastal Oaks at Nocatee

Coastal Oaks is Nocatee's only guard-gated village — a 24-hour manned gatehouse in a master plan that otherwise runs on open streets and arm gates — and it was Nocatee's first gated address (2007), which shows in the mature oak canopy newer villages are decades from growing. Toll Brothers built all ~900 homes, from carriage townhomes through estate collections on preserve and water lots.

The deal is two amenity layers for one address: the private Residents' Club (6,500 sq ft, two pools, tennis, a 10-acre activity park) behind the guard, plus everything Nocatee — Splash and Spray parks, Greenway trails, golf-cart access to Town Center. Build-out is done, so it's a resale market: typically low-$500s townhomes to about $1.9M estates.

Marsh Harbor

Marsh Harbor sits where Ponte Vedra meets the water without the club: a gated enclave on the west bank of the Intracoastal at the foot of the Palm Valley Bridge, with a resident day dock on the waterway, big Pulte-built plans from the 2000s, and true custom estates on the marsh-front lots. The public Palm Valley boat ramp is just outside the gate — trailer-boat owners are on the Intracoastal in minutes without paying for waterfront.

Built from the late 1980s to the mid-1990s, it's one of the few PVB gated communities where you can buy under 2,000 sq ft — townhomes through single-family, zoned for the Ponte Vedra school chain.

Its quietly rare amenity: a dedicated resident boat-and-RV storage lot inside the gate — nearly unheard of in Ponte Vedra Beach — alongside a clubhouse, pool, playgrounds, and thirteen lakes. Homes typically trade in the $600s–$900s, which for a staffed gate in 32082 is the area's most attainable combination.

Grand Cay Villas

Grand Cay Villas is the most affordable gated address in 32082 — one- to three-bedroom condos (716–1,364 sq ft) behind an automatic gate essentially next door to TPC Sawgrass, the Sawgrass Marriott, and a few blocks from the beach. Built in 1996 as apartments and converted early, it's the classic entry point into Ponte Vedra Beach schools and location without the Ponte Vedra price.

The complex runs on lock-and-leave logic: clubhouse, pool, fitness center, playground, even a car-care center, with some units carrying garages. Two honest notes: PLAYERS week makes it perennially popular (and rentable), and as a mid-90s conversion, the association's reserve and milestone documents deserve a careful read before you write the offer. Units typically trade from the high-$100s to the mid-$300s.
