A Day of Home Shopping in TrailMark and the Grand Oaks Corridor

My own search data sent me to write this page: TrailMark and Summer Bay are two of the most typed searches on this site, and until now they led to listing grids instead of a guide. So here is the guide. The corridor along State Road 16 west of St. Augustine is where the county is growing next, and I recently toured a couple here with a budget between $425,000 and $575,000 who wanted new community energy without new community sticker shock. This was the day.

TrailMark, the corridor anchor

TrailMark is the reason this corridor is on the map: a nature framed master plan on the old Six Mile Creek land with a camp style amenity center, kayak launch, and nearly forty homes on the market at a median in the high four hundreds. Inventory that deep means choice, and choice means leverage.

TrailMark even has its own 55 plus village now, Reverie at TrailMark, which tells you how confident the builders are in this corridor. We spend the most time of the day here, because the sections vary and the right street matters.

  • Still building in phases
  • A drive to major retail for now

Summer Bay at Grand Oaks, the name buyers keep typing

Summer Bay is the most searched community name on my own site, and standing in it explains why: newer homes around a median near five hundred, inside the larger Grand Oaks master plan with its pool and fitness amenities, minutes from the outlets and Interstate 95.

Inventory is thinner than TrailMark, seven homes at this writing, so buyers who want Summer Bay specifically need to be ready when the right one lists. That preparation is exactly what a tour day builds.

Lunch, then Murabella and the World Golf Village side

After lunch near the outlets we tour Murabella, the established anchor of the World Golf Village side: mature streets, a full amenity center with pools and courts, and homes around a median of five hundred that generally give you more square footage than the newer stops.

The corridor conversation completes here: TrailMark for the newest energy, Summer Bay for the I-95 convenience, Murabella for the grown in yards. Same schools story, three different answers.

Fifteen minutes north, Silverleaf plays its usual comparison role: similar prices, no CDD anywhere in the community, and the deepest inventory in the south county. Corridor buyers owe themselves the arithmetic before deciding.

Comparison two: Shearwater and the resort amenity trade

And the other direction: Shearwater on the 210 corridor, where a CDD funds the lagoon pool and the trail system. The three way comparison, corridor value against no CDD math against resort amenities, is the whole southwest St. Johns decision in one afternoon.
