Everyone's dream is a beach front property, just steps to ocean. Ponte Vedra Beach has some truly stunning properties on the secluded beaches in St. Johns County. The beaches here do not have as many commercial properties as many places in Florida which adds to private feel on the beach.

True Oceanfront vs. Ocean-Block vs. Deeded Access

Three phrases get blurred in every beach-home search, and the price difference between them is enormous. True oceanfront means the lot itself meets the dune — the MLS marks it "Ocean Front," and it's the only designation this page lists. Ocean-block (east of A1A, no frontage) buys proximity without the dune line or the price tag. Deeded-access communities — Sawgrass Country Club with its gates east of A1A, Turtle Shores with its private tunnel under the highway — deliver the sand through community walkovers without any home touching it. When an oceanfront lot changes hands here, diligence has its own vocabulary: Florida's Coastal Construction Control Line governs what can be rebuilt or expanded seaward of it, and the insurance picture — wind, flood, and V-zone mapping — belongs in the offer math, not after it. I run all of it on every oceanfront home my buyers consider.

The Two Boulevards — and the Condo Bench

Ponte Vedra Boulevard is the marquee register: single-family oceanfront estates in the 700–1200 block range north of Mickler's Landing, currently listing from about $2.1 million to $22.9 million, with landmark parcels like the Oceanfront Dunes estate commanding eight figures. South Ponte Vedra Boulevard is the second register — the A1A dune line running south from the Guana reserve toward the St. Augustine Inlet, where oceanfront houses currently list from about $1.4 million to $5.2 million; the same sand at a different price, with a longer drive and a well-documented erosion history that makes seawall, renourishment, and elevation questions a standard part of diligence there. Between the two, the oceanfront condo bench is small and building-specific — current listings surface in Retreat, Breakers, Windemere, Sea Hammock, Serenata Beach, and Old Ponte Vedra — and because each building holds only a handful of true oceanfront stacks, individual units come up rarely.

Sawgrass Shopping Center is just inland for everyday errands.
