RiverTown’s third amenity campus opened with a lagoon-style kayak and paddleboard lake, a lazy river, a resort pool, and “The Fort” fitness center. Three campuses for one community is the amenity pitch competitors on this corridor can’t match.

The next segment of SR-23 through Clay County opened June 29, 2026, shortening RiverTown-area commutes toward Oakleaf and I-10. The full loop across the new Shands Bridge is the 2030 story.

Permitted and physically underway — dates are milestones, not promises.
The 9,300-ft First Coast Expressway crossing of the St. Johns at SR-16 is under construction — a $595M project targeted for 2030. Until then, note the temporary counterclockwise traffic pattern at the SR-13/SR-16 Orangedale junction, in place since June 2026.

Despite steady chatter, I could not verify any grocery or retail announcement on the SR-13 corridor beyond the community’s own amenities. New home phases (Springs, Forest, Ravines) are actively selling; the retail wave hasn’t been announced. When it is, this page will say so with a source.

Since June 29, 2026, the SR-13/SR-16 junction at Orangedale runs a temporary counterclockwise traffic pattern that stays in place until the new Shands Bridge opens (targeted 2030). If you’ll commute north on SR-13, drive it at your actual commute hour before you write an offer — it’s the kind of daily-life detail no listing mentions and every RiverTown resident knows.
