Photos and virtual tours: a little speed, not price.
What a year of resales in St. Johns, Duval, Nassau and Clay says about listing photos and tours.

The part nobody tells you: marketing buys time, the price buys the sale
A tour and a full set of good photos get a home seen sooner, and a few days matter when you’re carrying two mortgages. They don’t change what a buyer will pay for the house; the subdivision’s recent sales do. So I do both: the photos and tour for speed, and the price from the closed sales near you.
Before the photographer comes, the house has to be ready, because the photos show what’s there. Staging is that step.

Common questions
Do virtual tours help sell a house faster?
A little faster, in our data; the figures are being recalculated.
How many photos should a listing have?
Enough to show every room and the yard; quality matters more than count past that.
Do photos and tours raise the sale price?
Not that our data can see. Matched against similar homes, neither a tour nor more photos moved the sale price against asking by a meaningful amount. They bring buyers to the door sooner; the price comes from the house and the list price.
Why do the raw numbers look different?
Tours cluster on pricier homes, so the study compares like with like.
