The county’s reputation says you can’t touch it under $600k. The MLS says otherwise — if you know which communities actually carry inventory at that number. This ranking only includes neighborhoods where real single-family homes exist in the band right now (the live chips prove it), ranked for what they deliver at the price.

Two gates before ranking: the community must carry genuine single-family inventory between $350k and $600k today, and it must be somewhere I’d put my own buyers. Then ranked on amenities and schools access per dollar, fee honesty (CDD/HOA weight at this price band), and resale liquidity.

At this price band, the fee stack IS the ranking. Two $550k homes in different communities can differ by hundreds of dollars a month once each one’s CDD and HOA land on the payment — which flips which one you can actually afford.
