
Hi — I’ve called the Ponte Vedra Beach, Jacksonville Southside, and St. Johns County area home for more than thirty years — long before Nocatee, long before most of what families move here for was even on a map. Let me tell you a little about this place, and about how I work.

I moved here more than 30 years ago and raised my two children in St. Johns County. I watched this stretch of coastline and countryside grow into one of the most desirable places to live in the country — as a resident, as a mother, and for over two decades as the agent families have trusted with the most important transactions of their lives. The career that grew out of the life I was already living
After my children started school, I began at RE/MAX in Ponte Vedra Beach. From my first year I understood the internet was going to change everything about how homes are bought and sold — so I became an early adopter, building a hyperlocal web strategy that put my clients’ homes in front of buyers before most agents even had a website. That instinct to lead, not follow, has defined my career since. After 500+ closings and 20+ years, the strategy hasn’t changed: get in front of the right buyer, faster and more effectively than anyone else.

Does Krista work with first-time buyers?
Yes — patiently and often. Many of her long-term clients started with their first home and came back for the next.
Does Krista handle new construction?
Yes — new construction is a big part of what she does. She knows every active builder in Nocatee and St. Johns County, how their contracts work, and where the incentives really are.
Do I need my own agent for new construction?
Yes. In a builder’s model home, the agent at the desk represents the builder — not you. Your own agent negotiates incentives, reviews the contract, tracks the build, and inspects before closing, and the cost is typically covered by the builder. One catch: bring your agent on your very first visit, because most builders require you to register together that first trip.
How do buyer’s agents get paid in Florida?
Since the NAR settlement took effect in August 2024, buyer-agent commissions are fully negotiable and no longer assumed. In Florida you sign a buyer-broker agreement up front that spells out exactly how your agent is paid — the seller or listing brokerage may still offer to cover it, it can be written into your offer, or you agree on it directly. I walk every buyer through the options in plain English before we tour a single home.
What is a CDD fee?
A CDD (Community Development District) fee funds the roads, utilities, and amenities in many newer Northeast Florida communities like Nocatee. It’s a separate annual charge from your HOA dues and property taxes, and it can be significant — so I factor it into the true monthly cost of every home before you fall in love with one.
