The 14-acre crystal lagoon and its amenity world belong to the Beachwalk Club — a private club, not the HOA — and for most Beachwalk homes, membership comes with the property rather than being optional. The club sets its own dues schedule, bills separately from the HOA, and adjusts over time, which is exactly why no honest page quotes you one evergreen number.
