Tamaya is ICI Homes’ gated community off Beach Boulevard in the Intracoastal West corridor — Mediterranean-styled streets (tile roofs recur across the current market) built from 2014 onward, arranged around a resort amenity campus with pools, a splash zone, fitness, and the clubhouse. Homes run roughly 1,750 to 5,300 square feet with lakes and preserve edges through the plan, and nearly half of current listings carry three-car garages. The carry structure is worth knowing before you shop: the HOA line is nominal (around $121–$200 a year on listings), because the amenity world is funded through the community’s district assessment on the tax bill — the same model as the big St. Johns County master plans, sitting fifteen minutes from the beach instead.
