How long is the commute from St. Johns County to downtown Jacksonville?
It really depends on where in the county you're starting from. Residents along the CR-210 corridor in the northern part of the county can generally reach Jacksonville's Southside business district in about 20 to 30 minutes. If you're further south — near World Golf Village or the St. Augustine area — the drive to Jacksonville is noticeably longer, though you gain proximity to St. Augustine's historic district and the beaches south of Vilano Beach. I always encourage buyers to do a test drive at their actual commute time before committing to a specific neighborhood.
Which St. Johns County neighborhoods have the lowest HOA fees?
HOA costs in St. Johns County span a genuinely wide range. Roughly one in five active listings carries no HOA at all — mostly established streets and the county's rural stretches. Among communities that bill annually, dues most often land between a few hundred and about a thousand dollars a year, with token fees under $100 at the low end. Amenity-rich master plans and condo communities usually bill monthly or quarterly and run meaningfully higher. Many newer communities also carry CDD assessments on the tax bill that aren't reflected in the base HOA figure, so I'd recommend looking at the full picture — HOA plus any CDD — before comparing communities on cost.
