Anastasia Island carries the deepest bench — the 32080 buildings that anchor the island’s second-home market, Ocean Gallery and Ocean Village Club among them. Downtown and Vilano trade the beach for walkability and the bayfront. And the corridor south along US-1 is the value entry. The listings below are all three, straight from the MLS, from the high $100s.

Two diligence layers matter more here than in most condo markets. Rentability first: whether the address sits in the City of St. Augustine, the separate City of St. Augustine Beach, or unincorporated St. Johns County decides the short-term-rental rules before the building’s own minimum-stay policy even applies. Florida condo diligence second: association reserves, insurance, pending assessments, and — for buildings three stories and up — milestone-inspection status. Can I use a St. Augustine condo as a vacation rental?

Sometimes — and the answer has layers. The City of St. Augustine limits short-term rentals by zoning district (strictest in the historic core); the City of St. Augustine Beach is a separate municipality with its own rules; Butler Beach, Crescent Beach, and other unincorporated pockets follow St. Johns County’s rules. The building’s condo documents then add minimum-stay policies on top. Never assume a listing’s rental claims transfer — I verify the jurisdiction and the building’s rules before my buyers offer.

Where are the oceanfront condo buildings?

On Anastasia Island — along A1A Beach Boulevard through St. Augustine Beach and south toward Crescent Beach, beside Anastasia State Park’s protected stretch of sand. Downtown and bayfront buildings trade ocean frontage for the walkable historic core. Why don’t I see World Golf Village condos here?

Deliberately — this page is the coastal market. World Golf Village’s condos sit well inland along the I-95 corridor and behave like a different market: golf-resort amenities, different price drivers, no beach or flood-zone considerations.
