Recently I ran this exact loop with a couple relocating from New Jersey — budget in the $500s to low $700s, one golfer, one gardener, both allergic to surprises on the fee sheet. Del Webb Ponte Vedra — the established anchor (and its two MLS names)
We start inside Nocatee at the community that proved the concept here. The Anastasia Club, the mature streets, the resale depth — this is the known quantity, and its owners are its best salespeople.
First lesson of the day happens in the car: this one community lists under TWO MLS names — “Del Webb Ponte Vedra” and its plat name, “Riverwood By Del Webb.” A saved search on one name misses half the inventory. Mine watch both.

Ten minutes away, the same builder’s newer answer: the Canopy Club, fresher construction vintages, and a different fee package — buyers assume the two Del Webbs share one structure, and they do not. This community’s published closing figures have included a capital contribution and a dining-credit mechanism billed with dues.
This stop is where the couple’s spreadsheet earns its keep: same builder, same master plan, materially different stack. We price both before anyone falls in love.

After lunch, the structural outlier: Stillwater’s golf membership is deeded to the home, which means the country-club initiation you’d pay elsewhere is dissolved into a higher monthly HOA. For a golfer, that math can be brilliant; for a non-golfer, it’s paying green fees forever in disguise.
My golfer lit up here. My gardener did the arithmetic out loud. That conversation — in the car, with real numbers — is the entire value of touring these communities in one day instead of one per weekend.
What I love
- • Golf deeded to the home — no separate initiation
- • Gated, compact, club-centered rhythm
What to weigh
- • The golf economics bind non-golfers too — the fee is structural, not optional
- • Smaller amenity footprint than the Nocatee-scale plans
HOA: The deeded-golf structure is the headline: quoted villa-collection figures have run near $691/month precisely because the membership rides inside the HOA. Confirm the current schedule and what it includes before comparing it to any non-golf community’s fee.

WaterSong at RiverTown — the river plan’s 55+ answer
West to the St. Johns: WaterSong is Mattamy’s age-qualified neighborhood inside RiverTown, and the mood changes the moment you’re under the oaks — quieter, smaller, river-oriented. RiverTown’s trails and river club carry the lifestyle; WaterSong adds its own gated 55+ layer with its own club on top.
The money conversation mirrors Nocatee’s: master-plan CDD plus the 55+ association’s own line. Structurally familiar by this point in the day — which is exactly the point of the loop’s order.
What I love
- • River-plan setting with RiverTown’s trail and club network underneath
- • Gated 55+ section with its own amenity layer
- • Generally friendlier price points than the Nocatee pair
What to weigh
- • CDD assessment plus the 55+ association — two lines before taxes
- • Farther from the beaches; the river IS the geography
CDD: RiverTown carries its own CDD; published WaterSong figures vary by product and by source, which is exactly why we pull the actual parcel rather than quote a range.

Del Webb Saint Johns — the brand-new one, honestly previewed
We end at the county’s newest entrant, out by Greenbriar: Del Webb Saint Johns, early enough in its life that the visit is a sales-office-and-models stop, not a resale tour — you won’t find its name in the MLS inventory yet. The plan includes the club build-out and on-site RV and boat storage, which quietly matters to more 55+ buyers than admit it.
I include it for calibration: seeing the newest product recalibrates what “updated” means at every resale stop earlier in the day. Sometimes it wins outright; more often it makes the resale negotiation smarter.

The no-CDD comparison: Everlake at Mandarin
First comparison stop, across the county line: Everlake is Duval’s no-CDD 55+ answer — the stack is association-only, which simplifies the monthly math even when it doesn’t automatically lower it. Duval’s property-tax rate runs higher than St. Johns’, so the honest comparison is the whole bill, not one line.
This stop exists to test whether “no CDD” actually moves my buyers once the full math is side by side. Sometimes it does.

Last light: Sweetwater, the area’s longest-running Del Webb, also CDD-free, with a master-plus-sub-association structure and the kind of settled pricing a twenty-year-old community earns. For buyers who flinched at the new-construction premiums all day, this is the reality check in the other direction.
Then dinner, and the only question that matters after seven gates: which community’s Tuesday do you actually want? The spreadsheet narrows it to two or three. Tuesday decides it.
