Living Here

What It's Like to Live in Tidewater

Living in Tidewater means the rhythms of daily life are shaped by what surrounds you — Nocatee Town Center is about a mile and a half away for everyday shopping, and the Nocatee Splash Water Park and Greenway Trails are reachable in roughly the same distance, making it easy to spend a morning on the water slides or a sunset on a paved trail without getting in the car. When the mood calls for something more elevated, Restaurant Medure and JJ's Bistro de Paris on A1A in Ponte Vedra Beach are roughly seven miles south — two of the most established dining rooms on the First Coast. Aqua Grill, a local seafood staple, is about six miles away, and the Guana Tolomato Matanzas Research Reserve — a vast coastal preserve perfect for kayaking and birding — is under five miles from the neighborhood. Tidewater's position in Nocatee means you can walk or take a golf cart to amenities that most communities would require a drive to reach.

The Homes

Tidewater Homes & Architecture

Homes in Tidewater are a mix of condominiums and townhomes, generally running from about 1,500 to just over 2,000 square feet with three to four bedrooms and up to three and a half bathrooms — a scale that makes the community distinctly different from the larger single-family neighborhoods elsewhere in Nocatee. Built primarily between 2007 and 2018, these residences tend to feature open floor plans, split-bedroom layouts, kitchen islands, breakfast bars, walk-in closets, and — in the multi-level units — balconies and elevator access. A substantial share of homes in Tidewater look out over water, which elevates even the more modestly sized units. HOA fees run roughly $500 to $565 per month, a meaningful carrying cost buyers should factor into their budget alongside any mortgage payment; in exchange, the community's exterior maintenance and shared amenities are covered.

Amenities

Tidewater Amenities & Community Features

Tidewater is a gated community with a full complement of on-site amenities — a resort-style pool, a children's pool, a clubhouse, a fitness center, tennis courts, and pickleball courts, along with a playground and a dog park. Sidewalks and curbs throughout make it comfortable on foot, and the walkable scale of the neighborhood means residents actually use these facilities rather than simply paying for them.

Location

Tidewater Location & Commute

Tidewater sits within the Nocatee master-planned community, placing it at the heart of one of Northeast Florida's most connected suburban corridors. Mickler's Landing Beach in Ponte Vedra Beach is about seven miles east, and downtown St. Augustine's historic district — with Castillo de San Marcos and St. George Street — is roughly sixteen miles south. Baptist Medical Center South and Mayo Clinic Florida are each about ten to twelve miles away, and Jacksonville International Airport is approximately thirty miles north. TPC Sawgrass, home of THE PLAYERS Championship, is about seven miles from the neighborhood, making it an easy trip during tournament week in March.

Schools

Questions

Frequently Asked Questions about Tidewater

What are the HOA fees in Tidewater, and what do they cover?

HOA fees in Tidewater typically run from roughly $500 to about $565 per month, billed monthly. That fee funds the community's gated entry, pool, children's pool, fitness center, tennis and pickleball courts, clubhouse, dog park, playground, and common-area maintenance. Buyers should factor this into their total monthly housing cost — it is a meaningful line item, but it covers a wide range of amenities and exterior upkeep that would otherwise fall to the homeowner.

Are most homes in Tidewater waterfront?

A substantial share of Tidewater's homes have water views — a defining characteristic of the community that sets it apart from much of Nocatee's broader single-family inventory. The condominiums and townhomes here are built around lakes and natural areas, so even ground-floor units frequently look out over the water. If a water view is a priority, Tidewater is one of the more realistic places in Nocatee to find it at the price points this community offers.

How close is Tidewater to beaches and St. Augustine?

Mickler's Landing in Ponte Vedra Beach is about seven miles east — a quick drive for a weekday evening walk on the sand. Ponte Vedra Beach itself is under ten miles away. St. Augustine's Historic District, including Castillo de San Marcos and St. George Street, is roughly sixteen miles south — close enough for a leisurely day trip without committing to an overnight stay.

How much is my home in Tidewater worth?

No instant estimate here, by design. Automated values average a ZIP code, and a Tidewater home's value turns on what an average cannot see: condition, position on the street, and what the last few Tidewater sales actually closed for. Every new listing and recorded sale in Tidewater appears on this page as it happens, so following it is the simplest way to watch your comp set move. When you want a real number, I prepare it against Tidewater's own sales, with no obligation.

How long does it take to sell a home in Tidewater?

Watch the days-on-market figure on this page rather than a headline. Tidewater's pace runs with its inventory: few homes for sale and a correct price sell quickly, while a crowded month or an optimistic price stretches it. Before we list I read the recent Tidewater closings against their asking prices and the competition at launch, and the timeline follows from that.

What does it cost to sell a home in Tidewater?

The list is short; the net is what matters. In Tidewater, plan on the commission you and I agree on, Florida's documentary stamp tax on the deed (70 cents per $100 of price), title and closing charges that follow local custom, and an association estoppel letter where there is an association. I run the net sheet against Tidewater's actual cost structure before you commit to a number, so the proceeds figure is real.
