A 55+ Home Shopping Day, From Del Webb to the Historic District

Retirement tours are the days I plan most carefully, because the buyers know exactly what they are hunting: the next twenty years. I recently spent a day with a retiring couple from up north, budget between $400,000 and $700,000, deciding between an age restricted community, an all ages club community, and the walkable historic life. We toured all three answers in one day. Here it is, with a live listing at every stop.

Coffee at Nocatee Town Center, the errand test

We start at the Town Center because the first question of retirement shopping is not the clubhouse, it is the Tuesday morning: groceries, coffee, the farmers market, the golf cart paths. Nocatee passes the errand test better than almost anywhere in the region.

The plan for the day: the flagship 55 plus community, its two attainable siblings, the newest no CDD alternative, an all ages club community, and the historic district. Five different answers to the same question.

Del Webb Nocatee, the flagship 55 plus address

Del Webb Nocatee is the standard the others get measured against: the private Canopy Club, its pools and pickleball, a packed activities calendar, and the full Nocatee amenity system outside the gate. Twenty homes are active today around a median in the low six hundreds, several with private pools.

This community is legally age restricted under the federal 55 plus housing exemption, which I explain properly on tour: it restricts who lives there, and that is exactly what many of my buyers are shopping for and some are not. Both are valid answers, and today tests which one is yours.

The attainable Del Webbs: Ponte Vedra and Riverwood

Ten minutes away sit the original Del Webb Ponte Vedra and Riverwood by Del Webb, sharing the established Anastasia Club world. Medians here run in the low four hundreds, which changes the whole retirement math: same builder DNA, matured landscaping, two hundred thousand dollars less.

The trade is age of product and a quieter construction story. For buyers who want the lifestyle without the flagship price, this stop is often the day’s winner.

After lunch we drive south to Reverie, the 55 plus village inside Silverleaf, where the pitch is arithmetic: newest construction of the day, its own amenity center, and no CDD anywhere in Silverleaf. Thirteen homes are active today around the mid four hundreds.

For buyers on retirement income, the monthly line matters more than the sticker, and Reverie routinely wins that column. The trade is youth: young trees, a community still filling in, and retail that is catching up to the rooftops.

Palencia, the all ages club alternative

Not every retiree wants an age restricted address, and Palencia is the strongest counterargument in the county: an Arthur Hills golf course, a full club with fitness and tennis, tree lined boulevards, and sixty homes on the market across every price in our band, eleven with private pools.

The grandkids can swim here on Saturday, and that single sentence decides this stop for a lot of couples. The trade is that all ages means all ages: school buses, strollers, and a livelier pool deck.

What I love

  • Arthur Hills golf and a genuine club
  • Deepest inventory of the day, pool homes included
  • No age restriction, family visits built in

What to weigh

  • All ages energy, by design
  • Club membership tiers need careful reading

CDD: CDD applies in most sections.

The contrast: Davis Shores and the historic district

We end across the Bridge of Lions in Davis Shores, the island neighborhood a short walk from the plaza, the cathedral bells, and every restaurant in the historic district. Thirty plus homes are active today around a median in the low six hundreds, some with pools, none with an HOA telling you what to plant.

This is the anti community: no gate, no club, no calendar, just the oldest city in America outside your door. Every retirement tour should end somewhere like this, because some couples walk one block and realize the clubhouse was never the point.

What I love

  • Walk to the historic district and the bayfront
  • No HOA or club obligations in most sections
  • Pool homes inside the budget

What to weigh

  • Older homes and flood zone diligence required
  • No community amenities; the city is the amenity

CDD: No CDD.
