Month by month

I’m Krista Fracke, and before I suggest a listing date I check what our own sales say: the month you list changes how fast you sell more than what you sell for. Homes listed in March and February went under contract fastest; sale price against asking stayed between 97.9% and 98.4% all year.

Single-family resales (new construction left out: build time counts as days on market) that closed October 2024 through September 2026, from the MLS. Days on market and sale vs asking are by the month the home was listed, counting listing months that have had a full year to sell; closings and price are by the month the sale closed. “Asking” is the final list price. Recomputed daily.

County by county

Median days on market by the month a home was listed. St. Johns County ran slower than Duval in 11 of 12 months.

The part nobody tells you: the price beats the calendar

The spread between the fastest and slowest listing months is a few weeks. A home priced above the recent sales near it can lose more than that in its first month, because the first weeks are when the most buyers look. So I set the price from the sales in your own subdivision first, then pick the week to list.

If you can choose, a late-winter listing with the house ready (repairs done, staged, photographed) catches the buyers who want to close before summer. If you can’t, the fall market still moves.

Common questions

What is the best month to sell a house in Jacksonville?

By speed, March and February: single-family resales listed in those months sold in a median 32.5 and 34 days across St. Johns, Duval, Nassau and Clay, against 49 for homes listed in November. Sale price against asking barely moves through the year (97.9% to 98.4%), so the month matters more for how fast you sell than for what you get.

When do the most homes close in Northeast Florida?

June: about 1,567 single-family resales closed in June per year in our window, against about 837 in January. Spring contracts close in early summer.

Do homes sell for more in summer?

The median sale price is highest for June closings ($410k) and lowest for January ($366k), but a monthly median compares different houses. The price against asking, which compares each home with its own list price, moves less than a point all year.

Should I wait for spring to list?

If you can choose, the data favors listing in late winter or early spring. If you need to move in the fall, a well-priced home still sells: the slowest month here is a matter of weeks, not months. The price you list at matters more than the month you list in.
