What It's Like to Live in Odoms Mill

Day-to-day life in Odoms Mill revolves around a stretch of Ponte Vedra Beach that feels genuinely unhurried. The Brown Family YMCA is practically around the corner — about half a mile — so morning workouts are easy to fit in before the day starts. For dining, Barbara Jean's On The Water and Palm Valley Outdoors Bar & Grill are both within roughly two miles, and Aqua Grill at Sawgrass Village has been a local institution for decades. Publix at Sawgrass Village handles weekly grocery runs in about ten minutes, and the Ponte Vedra Concert Hall — just under three miles away — brings a surprisingly intimate live-music calendar to the neighborhood. In the years I've worked this pocket of Ponte Vedra Beach, I've found that residents genuinely use the community — the sidewalks fill up in the evenings, and the pool and playground see real daily activity.

The Homes

Odoms Mill Homes & Architecture

Homes in Odoms Mill are predominantly single-family builds from the mid-to-late 1990s, ranging from roughly 2,100 to just over 3,000 square feet with three to five bedrooms and two to four bathrooms — a typical home comes in closer to five bedrooms and nearly 2,900 square feet of living space. Traditional and ranch-style architecture defines the streetscape, and interiors commonly feature open floorplans, eat-in kitchens with breakfast bars and pantries, split-bedroom layouts, primary suites on the main floor with a tub and separate shower, walk-in and his-and-hers closets, and smart-home technology. Homes here typically range from the high $700s to the low $1.3 millions, placing them squarely in the most active price band for this stretch of Ponte Vedra Beach. Some homes back to preserve for added privacy, and a portion include private pools — a detail worth asking about when touring, since pool homes are not the majority.

Amenities

Odoms Mill Amenities & Community Features

Odoms Mill residents enjoy a neighborhood amenity package that includes a community pool and cabana (card-reader access), basketball court, playground, park, and sidewalks throughout — no tennis complex; that's one to borrow from the nearby clubs. The clubhouse and courts give the neighborhood a gathered, active character that newer communities sometimes replicate but rarely match for scale relative to the number of homes. The sidewalk network makes it easy to move through the neighborhood on foot, and the proximity to the Brown Family YMCA — less than a mile away — effectively extends the fitness options beyond what the community itself provides. Mickler's Landing Beach is about three miles out, and TPC Sawgrass and Sawgrass Country Club are both within roughly three miles for golf.

Location

Odoms Mill Location & Commute

Odoms Mill sits in the heart of Ponte Vedra Beach, positioned conveniently between the beach and the major commercial corridors along US-1 and J. Turner Butler Boulevard. Baptist Medical Center Beaches is about eight miles north. Jacksonville International Airport is approximately thirty miles away, which is worth factoring in for frequent travelers, though the drive via I-95 is straightforward. St. Augustine's historic district is about nineteen miles south — close enough for a casual evening out.

Questions

Frequently Asked Questions about Odoms Mill

How close is Odoms Mill to the beach?

Mickler's Landing Beach — Ponte Vedra's most popular everyday beach access — is about three miles from Odoms Mill, a quick drive with a classic boardwalk and easy parking. The broader Ponte Vedra Beach coastline stretches along the Atlantic roughly six miles out, and Jacksonville Beach is around nine miles north if you prefer a livelier scene with a pier and more dining options.

When were most of the homes in Odoms Mill built?

Most homes in Odoms Mill were constructed in the mid-to-late 1990s, generally between 1995 and 1999. That vintage means the neighborhood has established landscaping and mature tree canopy that newer communities simply haven't had time to develop. Many owners have updated interiors significantly over the years, so condition varies — it's worth paying attention to renovation history, roof age, and mechanical systems when evaluating individual homes.

Does the community have a pool or amenity center?

Yes — Odoms Mill has a solid set of shared amenities for an established Ponte Vedra Beach neighborhood, including a community pool and cabana, basketball court, playground, and a park — there is no tennis complex in Odoms Mill. The sidewalks throughout the community make it easy to walk to all of it. HOA fees run in the range of roughly $600, paid semi-annually, which helps cover the upkeep of these shared spaces — a reasonable trade-off for what's included.

Is this a gated community?

Odoms Mill is not a gated community. It's an established, open neighborhood in Ponte Vedra Beach — one of those places where the appeal comes from the natural surroundings, mature landscaping, and proximity to schools and local amenities rather than a guarded entry. If a gated setting is a priority for you, I'm happy to walk you through some nearby options that might fit the bill.

Does Odoms Mill have a CDD?

No — Odoms Mill predates the district-financing era entirely, and recent tax bills here confirm it: millage only, no CDD line. The HOA runs roughly $607–$638 billed semi-annually (about $104 a month), each January and July. In a market where buyers have learned to fear the CDD line, an established Ponte Vedra neighborhood with a modest twice-a-year HOA is a genuinely rare cost profile — and it's one reason Odoms Mill resales draw the cross-shoppers from Sawmill Lakes next door.

How much is my home in Odoms Mill worth?

More than an algorithm can tell you — and this page is the honest way to track it. Every new Odoms Mill listing, price change, and MLS-recorded sale appears here as it happens; follow the neighborhood and the market comes to you, free, with no spam and no data-selling. There's deliberately no instant estimate on this site: automated values miss lot position, condition, and upgrades in a community like Odoms Mill — which is exactly where they're wrong by the most. When you want the real number, I prepare your valuation personally against the actual recent sales; start from the home-value link further down this page.

What does it cost to sell a home in Odoms Mill?

Fewer surprises than buyers face, but real lines worth mapping before you list: the commission you and I agree on, Florida's documentary stamp tax on the deed, title and closing charges that follow local custom, and your association's estoppel letter (every HOA charges a fee to certify your account at closing). I put the full seller's net sheet in front of you before the sign goes up — the true-cost promise works in both directions.

How long does it take to sell a home in Odoms Mill?

It depends on the market you list into, not the market you read about — and this page tracks Odoms Mill’s pace the honest way, from live MLS activity rather than a static average. The market snapshot above reflects what’s actually happening here right now, and it shifts: the answer in a tight-inventory spring is different from a heavy-inventory fall. Before we ever set a price or a timeline, I read Odoms Mill’s current pace — days on market, how recent sales closed against their list prices, and what your home’s specific competition looks like the week we launch.
