New construction sold out, so this is a resale-only market — and a competitive one. Life centers on the 20,000+ sq ft Canopy Club: a zero-entry resort pool with lap lanes, a full-time lifestyle director, pickleball, tennis and bocce, a fitness center, and the community's own tavern and grill with private wine lockers.


The location is the closer: golf-cart access to Nocatee Town Center's restaurants and Publix, Nocatee's own splash and spray parks a ride away, and Ponte Vedra's beaches about 15 minutes east. Active listings typically run from the mid-$400s for a two-bedroom villa court home to $900K+ for an upgraded estate-series home on a premium lot.

It's the only active adult community in the county built around its own golf course — an 18-hole Bobby Weed design — and membership comes bundled with home ownership, no separate country-club buy-in.
