Del Webb Nocatee

Ponte Vedra · St. Johns County

Del Webb Nocatee is the newer of the two Del Webb communities inside Nocatee — a gated 55+ neighborhood of 845 homes where single-story Pulte floor plans like the Stardom, Stellar, Mystique, and Palmary sit on preserve and lake homesites, all built since 2019. New construction sold out, so this is a resale-only market — and a competitive one. Life centers on the 20,000+ sq ft Canopy Club: a zero-entry resort pool with lap lanes, a full-time lifestyle director, pickleball, tennis and bocce, a fitness center, and the community's own tavern and grill with private wine lockers.

The location is the closer: golf-cart access to Nocatee Town Center's restaurants and Publix, Nocatee's own splash and spray parks a ride away, and Ponte Vedra's beaches about 15 minutes east. Active listings typically run from the mid-$400s for a two-bedroom villa court home to $900K+ for an upgraded estate-series home on a premium lot.

Del Webb Wildlight

Yulee · Nassau County

Del Webb Wildlight is the newest Del Webb in Northeast Florida and the region's best answer to "new construction 55+ homes near Amelia Island." Set inside the Wildlight master plan in Yulee, it pairs proven Pulte active-adult floor plans — Mystique, Stardom, and more, from 1,343 to over 3,300 sq ft across villas and single-family homes — with the brand-new 16,000 sq ft Horizon Club: resort and lap pools, fitness and movement studios, a demonstration kitchen and coffee bar, pickleball, a dog park, and 10+ miles of trails, all 15–20 minutes from Fernandina Beach's historic district and the Amelia Island shoreline.

Because the community is still building, buyers here get a choice the established communities can't offer: pick a homesite and build, or skip the wait with a nearly-new resale that already carries the upgrades. Pricing is Nassau County-friendly too — active listings generally range from the mid-$400s to the mid-$700s, noticeably below comparable new builds in St. Johns County.

Stillwater

Stillwater is the answer to a specific search: a gated 55+ golf community in St. Johns County. It's the only active adult community in the county built around its own golf course — an 18-hole Bobby Weed design — and membership comes bundled with home ownership, no separate country-club buy-in. Lennar's "Everything's Included" homes arrive move-in ready: quartz counters, gourmet kitchens with gas ranges and double ovens, ceramic wood-look tile. Villas and single-family plans run from about 1,500 to 2,300 sq ft, many with three-car garages and preserve, lake, or fairway views.

The amenity package stacks golf on top of the usual active-adult list — and the country-club-style clubhouse that opened in 2025 adds a staffed restaurant, cocktail lounge, fitness center, and a patio overlooking the 18th hole to the existing resort pool, tennis, pickleball, and bocce. WaterSong is Mattamy Homes' gated 55+ village inside RiverTown, the master-planned community stretched along the St. Johns River. Residents get a double amenity deal: WaterSong's own private clubhouse, resort pool, fitness center, and pickleball courts, plus access to RiverTown's riverfront parks, kayak launch, boardwalks, and miles of shaded trails — the only community on this page where evening walks come with river sunsets.

Can someone under 55 live in these communities?
Usually yes, within limits. Federal HOPA rules require at least 80% of occupied homes to have one resident 55 or older, and each community’s HOA sets its own version — most allow a younger spouse or partner, and most set a minimum age (often 18+) for permanent residents. Which Northeast Florida 55+ communities still have new construction homes?
