RiverTown isn’t one neighborhood; it’s a fabric of villages at different price points and life stages. Currently selling new construction: RiverTown Forest, RiverTown Springs (home of the Triple Crown streets — Sir Barton, Whirlaway, Keeneland), RiverTown Cove, and Toll Brothers’ RiverTown Shores, plus The Meadows townhome village. Established resale sections: Garden District North, Haven, and Arbors. The upper tier: HighPointe (roughly $950K–$1.3M) and RiverSide, the riverfront estate section on SR-13 where private docks are possible. And WaterSong is the gated 55+ village with its own amenity center plus full RiverTown access. What does the RiverTown CDD really cost? The HOA number is not the story.
The ~$53-a-year HOA on most RiverTown listings is real — and it’s tiny because the amenity world here is funded and operated by the Rivers Edge Community Development Districts, whose assessments ride the St. Johns County tax bill. The district’s own FY2026 budget spells out the structure: the CDD employs the amenity manager and pays the amenity campuses’ bills, and its maintenance assessment scales by lot width — from about $1,311 a year on a 30-foot lot to about $2,812 on an 80-foot-plus lot — with a separate debt-service line that varies by phase and bond series (roughly $650–$2,070). Most single-family totals land in the $2,000–$4,900 range, and RiverTown spans three Rivers Edge districts, so two similar houses can carry meaningfully different lines.
