Krista Fracke’s Take

Deerwood is playing a hand few communities ever get: the club closes its George Cobb course in October 2026 for a full Erik Larsen redesign, reopening in fall 2027. Owners are already asking me the timing question — sell into the renovation story now, or hold for the reopened course? Big-lot estates here trade at some of the corridor's lowest price-per-foot, which is exactly the renovation-equity setup. Either way you answer, answer it with the real numbers in front of you.

Living Here

What It's Like to Live in Deerwood

Day-to-day living in Deerwood is genuinely convenient — Whole Foods Market, Publix on San Jose Boulevard, and a Walmart Supercenter are all within about a mile, and Cooper's Hawk Winery & Restaurant and Salento Steakhouse are practically neighbors. The Williams Family YMCA sits about half a mile away, with LA Fitness and Chuze Fitness within roughly a mile for additional options. Burnett Park is right around the corner, and Elizabeth "Betty" Wolfe Park is a short drive for more open-air recreation. For shopping beyond the grocery run, The Avenues is about 4 miles south, and the Markets at Town Center is roughly 7 miles up the road.

The Club

The Larsen Redesign: October 2026 to October 2027

Deerwood Country Club — the club that started Jacksonville’s country-club era — closes its course in October 2026 for a full Erik Larsen redesign, reopening in October 2027 with The Approach, a new short-course and practice complex. Larsen’s local track record is the reason the membership signed off: his rebuild of Atlantic Beach Country Club’s course made Golf Digest’s Best New Courses list. For buyers, the redesign year is a genuine strategy window — homes that back the course will front a construction site for a year and a brand-new golf landscape after it — and I price that timeline into every Deerwood offer while it’s live.

Behind the Gate

Estates on the Corridor’s Biggest Lots

Deerwood’s housing stock is the corridor’s most varied: five decades of construction (1970 through the early 2000s), from classic brick traditionals to fully renovated contemporaries, on lots that commonly reach a half acre and beyond — land parcels still trade here. Lakes run through the community, and the current market splits between long-held originals and top-to-bottom renovations; “updated” leads more listings here than any other word. There’s also a lower door into the address: the condominium communities at Deerwood’s edges trade in the same pool, so the page’s price range runs wider than the estate core. When you compare homes here, era and renovation depth matter more than square footage — two same-size Deerwood homes can sit $700K apart on condition alone.

The Homes

Deerwood Homes & Architecture

Homes in Deerwood span a wide range — from single-level condos to substantial single-family estates — with most sitting between roughly 1,600 and 5,200 square feet and prices generally running from the $200s into the $1.2 millions, with a median closer to the $800s. The dominant property types are single-family homes and condos, with architectural styles ranging from classic ranch and traditional brick to contemporary and cottage designs built primarily between the 1970s and late 1990s. Typical layouts run 3–5 bedrooms, and interior finishes frequently include open floorplans, kitchen islands with breakfast bars, split-bedroom arrangements, walk-in closets, and primary suites with separate soaking tubs or showers. A meaningful share of properties have water frontage — pond and lake views appear consistently across both the condo and single-family segments — and roughly a quarter of homes include a private pool. HOA fees vary widely, from a nominal annual amount up to several thousand dollars annually depending on the sub-section, so buyers should confirm the specific fee structure for any property they're considering.

What's New

What's Coming at Deerwood: the Larsen Redesign (2026–2027)

Deerwood Country Club — the equity, member-owned club at the community's heart — closes its 1960 George Cobb course in October 2026 for a complete redesign by Erik Larsen, the Ponte Vedra-based architect who spent years as Arnold Palmer's project designer. The course reopens in fall 2027, stretched past 7,300 yards, headlined by a massive double green shared by two holes. Before the closure, the club debuts The Approach — a six-hole short course — in 2026, and members get reciprocal privileges at area clubs while the main course is down. Context that matters to buyers: this course hosted the Greater Jacksonville Open — the tournament that grew into THE PLAYERS — and it's part of a corridor-wide reinvestment cycle, with Glen Kernan's Furyk rebuild already open, Jacksonville Golf & CC's project starting fall 2026, and Deercreek under new ownership with announced improvements. Four clubs, one corridor, all reinvesting at once — that's not a coincidence, it's a market signal.

Amenities

Deerwood Amenities & Community Features

Deerwood is a 24-hour guard-gated community built around the Deerwood Country Club golf course, giving residents access to a full suite of on-site amenities: a community pool, clubhouse, tennis courts, fitness center, basketball court, and a playground — all managed by a full-time professional management team. Street lighting throughout and a dedicated security presence give the neighborhood a well-maintained, private feel that is consistent whether you're in the condo sections or among the larger estate homes. The golf course serves as the visual and social backbone of the community, with many homes positioned along fairways or adjacent to the course's lakes and ponds.

Location

Deerwood Location & Commute

Deerwood sits on Jacksonville's Southside, roughly halfway between downtown Jacksonville and the Atlantic coast beaches. Ponte Vedra Beach and Jacksonville Beach are each about 15 miles to the east — a drive that typically takes 20 to 25 minutes outside of peak beach traffic. Baptist Medical Center South is about 4 miles away, and HCA Florida Memorial Hospital is roughly 7 miles out. The Southside business corridor is immediately accessible, making the commute to that employment hub particularly short. Downtown Jacksonville is reachable in roughly 20 to 25 minutes via the nearby interstate, and St. Augustine's historic district — including the Castillo de San Marcos and St. George Street — is about 27 miles south for a weekend afternoon.

Questions

Frequently Asked Questions about Deerwood

What are HOA fees like in Deerwood?

HOA fees in Deerwood vary significantly depending on where within the community a property is located. Annual fees can range from a very modest amount to several thousand dollars per year — the condo sections tend to carry higher fees that cover exterior maintenance and community amenities, while some single-family sections have lower annual assessments. Buyers should always confirm the exact HOA fee, what it covers, and whether there are any additional sub-association fees before making an offer.

Are there waterfront homes available in Deerwood?

Yes — water frontage is a notable feature of the Deerwood inventory. A substantial share of homes here sit on ponds or lakes within the community, and those positions often deliver long, unobstructed views across the water. Both single-family homes and condos can be found with pond or lake frontage, and many of these properties also back up to or overlook the golf course. Pricing for waterfront properties generally runs toward the higher end of the community's range.

Does Deerwood have condos, or is it only single-family homes?

Deerwood includes both property types. Single-family homes make up the majority of the inventory and tend to be the larger, estate-style properties, but there is also a condo segment — typically single-level units that appeal to buyers looking for lower-maintenance living within the same gated country club setting. The condos often feature pond views and access to all the same community amenities, including the golf course, pool, and clubhouse.

Deerwood vs Deercreek: the corridor’s closest call?

Close enough that we built a side-by-side for it. The short version: Deerwood is older, bigger-lotted, and mid-redesign (course closed October 2026 to October 2027, Larsen rebuild); Deercreek is the 1990s gated alternative down Southside Boulevard, whose club went to Heritage Golf Group in 2023 and whose homes (1991–2005) sit on half-acre-class lots at a friendlier entry. Deerwood’s ceiling is much higher; Deercreek’s consistency is tighter. If you’re weighing both, the full Deerwood vs Deercreek comparison page walks the numbers, and I’ll walk you through the gates.

How do the HOA and the country club work in Deerwood — and is there a CDD?

Three separate answers. The homeowners association funds the community itself — two staffed guard gates, the private roads, parks, and lakes across roughly 963 homes. Deerwood Country Club is optional and member-owned: the clubhouse, golf, tennis, fitness, and aquatics belong to the club, not the HOA, so budget them only if you join. And there's no CDD — Deerwood predates the district era entirely (it's widely cited as one of Florida's first gated communities), and the tax bills here are millage only. I keep the club's current membership schedule and put your intended tier into the true monthly cost before we tour.

What are Deerwood home values doing right now?

The honest answer changes weekly, which is why this page exists: every new Deerwood listing, price change, and MLS-recorded sale appears here as it happens — follow the community and the market comes to you, free, with no spam and no data-selling. The structural story is worth knowing too: Deerwood trades at some of the corridor's lowest price-per-square-foot on its biggest lots, and with the club's redesign ahead, the sell-before-or-after question is live in every valuation conversation I'm having here. When you want a real number for your home — not an algorithm's guess — I prepare it personally.

How much is my home in Deerwood worth?

No instant estimate here, by design. Automated values average a ZIP code, and a Deerwood home's value turns on what an average cannot see: condition, position on the street, and what the last few Deerwood sales actually closed for. Every new listing and recorded sale in Deerwood appears on this page as it happens, so following it is the simplest way to watch your comp set move. When you want a real number, I prepare it against Deerwood's own sales, with no obligation.

How long does it take to sell a home in Deerwood?

Faster than the county average when the price matches the comps, slower when it does not, and Deerwood is no exception. The live snapshot on this page shows the current pace; the homes for sale below are the competition. I read both the week we launch and set the price and the timeline from them.

What does it cost to sell a home in Deerwood?

The list is short; the net is what matters. In Deerwood, plan on the commission you and I agree on, Florida's documentary stamp tax on the deed (70 cents per $100 of price), title and closing charges that follow local custom, the association's estoppel letter, and, where the home carries one, the community development district line, prorated at closing and disclosed to your buyer; handled correctly it is paperwork, handled late it stalls a contract. The same sale price nets differently with concessions, timing and positioning, so I run the full seller's net sheet for your home before you commit to a number.
