I’m Krista Fracke, and the honest answer to “how long will it take” depends on the county and the price. Over the last year a St. Johns County resale spent a median 38 days on market and a Duval resale 30. Most sold a little under asking.

From our own record of every list-price change, kept since July 8, 2026; the MLS feed we publish from doesn’t carry the original price, so earlier listings can’t be read. Listings count once they are 60 days old, sold or not.

The part nobody tells you: the first price sets the clock

Days on market is mostly a pricing number. The buyers already shopping see a new listing in its first days; a price above the sales near it waits for the next buyer, and the cut that follows lands on a listing that now looks stale. I price from the closed sales in your own subdivision, at your size and age, before the photos are scheduled.

After that, the timing helps at the margin. Homes listed in late winter sold fastest in our data; see the best time to sell.
