Every master plan on this corridor sells water: Beachwalk’s lagoon, Beacon Lake’s lake, Shearwater’s creek preserve. So the question comes up on the first tour. I’m Krista Fracke, and rather than answer with an adjective I can show you the FEMA flood zone and the county evacuation zone of every home currently for sale in Shearwater, SilverLeaf, Beachwalk, Beacon Lake, Bridgewater and their neighbors, from the same hazard data this site stamps on each listing.

The second table: evacuation zones
St. Johns County orders surge evacuations by lettered zone, A first. This is the evacuation-zone mix of the same current listings, with 88% outside the surge zones altogether:

Why the ground reads the way it does
County Road 210 runs along the high ground of northern St. Johns County, between the St. Johns River to the west and the Intracoastal marshes to the east, and three creeks cross it on their way to the river: Trout Creek, Durbin Creek and Sixmile Creek. FEMA maps a high-risk band along each, which is where Shearwater’s preserve edge and parts of Twin Creeks read AE. Everything else here is a 2010s or 2020s master plan engineered around stormwater: Beachwalk’s lagoon, Beacon Lake’s 43-acre lake, SilverLeaf’s and Shearwater’s pond systems. Those interiors read Zone X, and the lots that touch the water were built to the flood elevation. The table above is that pattern in today’s numbers.
Hurricane exposure is different from flood exposure. This coast has recorded one direct hurricane landfall since 1851, and storms at this latitude tend to run parallel to the shore. The corridor is fifteen miles inland of the dune line, so its storm history is wind, rain, trees and power rather than ocean surge; the evacuation letters here sit in the later alphabet or outside the surge zones, and the table above shows the live mix. The part nobody tells you
Florida does not require a seller to disclose that a home has flooded, and Zone X is a map designation, not an inspection. On this corridor the homes that take water in a heavy rain are rarely the lake and lagoon lots, which were built to the flood elevation and drain into the engineered system; they are interior lots on a cul-de-sac at the bottom of a subdivision’s grade, and new-construction lots whose final grading and sod were finished in a hurry. On a lake lot the questions are different: the water-level management of the CDD’s system, the bulkhead or shoreline treatment, and whether the elevation certificate matches the listing. I walk the lot in the rain when I can, I read the survey, and I ask the neighbors. The map is where the conversation starts.

Does the CR-210 corridor flood?
Most of it maps to minimal-hazard Zone X, and the live table on this page shows the current share. The corridor sits on the high ground between the St. Johns River and the Intracoastal, and every master plan here (Shearwater, SilverLeaf, Beacon Lake, Beachwalk, Bridgewater) was engineered around stormwater ponds and lakes. The exceptions are the creek corridors that cross it, Trout Creek, Durbin Creek and Sixmile Creek, where FEMA maps a high-risk band, and the lagoon and lake lots that were built to the flood elevation. The zone of any one home is a per-address fact every listing on this site shows.
Is Shearwater in a flood zone?
Mostly Zone X, with high-risk zones along the Trout Creek preserve edge where the trail system runs. The per-neighborhood table above gives the current count. On a preserve-edge lot I read the FEMA panel and the survey elevation and check which way the lot drains.
Is SilverLeaf in a flood zone?
About 95% of SilverLeaf homes map to Zone X; the remainder are water-adjacent lots in higher-risk zones where a lender requires flood insurance. The table shows the live count for SilverLeaf and its villages.
Do Beachwalk and Beacon Lake flood?
Both are lake communities built around engineered water: Beachwalk around its lagoon, Beacon Lake around its 43-acre lake. The lots that touch the water were built to the flood elevation and some map to high-risk zones; the interior streets read Zone X. The county evacuation letters for both sit in the later letters or outside the surge zones; the evacuation table shows the live mix.
Do I need flood insurance on CR-210?
A lender requires it only in the high-risk zones (A, AE, AO), which here means creek frontage and some lake and lagoon lots. In Zone X it is optional, and I still raise it: Zone X premiums are typically the lowest a homeowner can buy and a large share of national flood claims come from outside the mapped high-risk areas. Knowing the zone before you offer is the part that is not optional.
