Northwest St. Johns is where the county school story began, and it holds the deepest home inventory in my whole market. I recently toured a couple here with a budget between $425,000 and $625,000 who wanted one thing above all: a private pool without leaving the county schools. This corridor is where that request gets answered.

We meet near the Julington Creek marina where the creek opens toward the St. Johns River, then start in Julington Creek Plantation, the community that made this corridor. Forty plus active listings, mature canopy, and the single best supply of private pool homes in this budget anywhere in the county.

JCP rewards tour days because the sections vary widely in age and style. An hour on its streets teaches more than a week of scrolling.

Durbin Crossing, the academy neighborhood

Durbin Crossing wrapped itself around two K-8 academies, Patriot Oaks and Liberty Pines, and its resale market has been steady ever since. Homes here are newer than JCP, and five of the current listings carry private pools.

The walk to school culture here is real, and on a weekday morning tour you will see it happen.

What I love

Lunch at Durbin Park sits conveniently between stops. Then Aberdeen, the value play of the day: the same county schools with the friendliest entry pricing on the tour, and twenty three homes currently marketable.

Aberdeen is where budget flexibility gets created. Buy here below the band ceiling and the pool, the upgrades, or the emergency fund comes with you.

RiverTown is the corridor answer to Nocatee: a master planned community that actually touches the St. Johns River, with a riverfront amenity lawn, pools, and trails under the oaks. Its villages give this budget real new construction options.

The river amenity is the differentiator no one else on this tour can match, and at sunset it makes its own argument.

  • Longer drive to 95 and Durbin Park

Before the comparisons, one stretch stop. Julington Lakes is the gated, newer enclave of the corridor, and its listings sit above our band. Seeing it answers the what would more money buy question with a real driveway instead of a guess.

Comparison: the CR-210 corridor and its lagoons

The honest cross shop is ten minutes east, where the 210 corridor trades this area maturity for lagoons, boathouses, and newer everything. I run a full tour day there too, and buyers deciding between the two corridors should read both.

Julington Creek Plantation, by a wide margin. Its mature sections regularly list private pool homes inside this budget, something the newer master planned communities rarely match at the same price.
