Nocatee was developed by The PARC Group, a local developer with over 35 years of experience in Northeast Florida construction, who set aside 60% of the community’s 14,000 acres as conservation land — permanently.

### Splash Water Park & Spray Water Park

The Nocatee Splash Water Park is one of the largest aquatics parks in Northeast Florida, featuring a 53-foot slide tower, lazy river, a 9,500 sq. ft. zero-entry lagoon pool, and an interactive spray-ground with shallow-access pool for children. Additional amenities include cabanas, concessions, sand volleyball courts, an event lawn, three activity lawns and a children’s playground.

Splash Water Park stacks up with the tallest water slide in Northeast Florida, a zip line, multiple pools, and a 21+ adult area across 5+ acres. When your kids ask where they’re going on a summer Saturday, this is the answer — and it’s exclusive to Nocatee residents.

The Spray Water Park adds a second major aquatic hub. It features a beach-entry swimming pool, a dueling head-first mat slide called Twin Falls — offering side-by-side racing thrills through two twisting lanes — and a two-person tube slide. Serenity Bay, a new family swimming pool with shallow-water seating and beach entry, was also added at the entrance.

The adult enclave area features a serenity pool with beach entry, sun shelf, and ample seating — a quiet retreat with direct access to the bar and concessions, separate from the family areas.

### The Swim Club & Sports Courts

Beyond the waterparks, the Nocatee Swim Club features a junior Olympic-size, eight-lane competition pool, shaded bleachers, restrooms, and an event lawn, along with multi-purpose activity courts, regulation-size pickleball courts, a sand volleyball court, and a community garden. For families with competitive swimmers, this alone changes the calculus.

### The Greenway Trails

Nocatee has over 30 miles of scenic Greenway Trails, with a new Seabrook extension that opened in 2025. These aren’t just walking paths — they’re the connective tissue of the entire community.

Part of Nocatee’s 5,000 acres of interconnected parks, wetland preserves, and wildlife corridors, the Greenway Trails include paved electric-vehicle-approved paths enabling residents to travel throughout the community on golf carts and other low-speed vehicles. Nocatee was Northeast Florida’s first community approved for electric cart use, and today it’s simply part of how residents live here — golf cart to the grocery store, golf cart to school drop-off, golf cart to the waterpark.

### Parks Across Every Neighborhood

Nocatee is home to world-class amenities across multiple parks including Crosswater Park, Cypress Park, Davis Park, Seabrook Park, Twenty Mile Park, West End Park, and dedicated dog parks throughout the community. Most neighborhoods have their own pool and playground in addition to the community-wide amenities — meaning a quick afternoon swim doesn’t require a drive at all.

### Crosswater Hall & Community Events

Crosswater Hall, Nocatee’s two-story clubhouse, features a ballroom, catering kitchen, resident services and administration offices, and an adjacent fitness center. This is the social heart of the community — where neighbors meet, events are hosted, and the community calendar comes to life.

### Nocatee Town Center

The Town Center has grown into a dynamic hub featuring shops, restaurants, healthcare providers, and everyday conveniences — all accessible by bike or golf cart. ### Coastal Oaks at Nocatee

The gated luxury enclave. Coastal Oaks features luxury single-family estate homes, neo-traditional homes, townhomes, and village homes — with prices typically ranging from the mid-$700s to over $2 million depending on size and location. Buyers here want privacy, top-tier neighborhood amenities within the gate, and homes that feel distinctly elevated. Executives and medical professionals make up a significant portion of Coastal Oaks homeowners. Golf cart access to Town Center is seamless.

### Twenty Mile

Twenty Mile infuses an Old Florida charm with historic oak trees and estate homes — and it has a feeling that newer phases of Nocatee haven’t replicated. River Landing at Twenty Mile is one of Nocatee’s most luxurious neighborhoods, with streets lined with large oak trees, beautiful parks, and views of the Intracoastal Waterway, just minutes from Ponte Vedra Beach. For buyers who want established character alongside the full Nocatee amenity access, Twenty Mile is consistently among the most sought-after choices.

### Crosswater Village

Crosswater has a nostalgic, all-American feel with charming brick monuments, shaded sidewalks, and classic American home designs — with many homes overlooking nature preserves, ponds, and parks. This is the neighborhood for buyers who want newer construction, strong community atmosphere, and the full Nocatee lifestyle at a slightly more accessible entry point than Coastal Oaks.

### Del Webb Nocatee (55+)

Del Webb Nocatee is Nocatee’s premier 55+ active adult community, currently still building, with a dedicated Canopy Club featuring approximately 22,000 sq. ft. of amenities, a zero-entry pool, courts, and an on-site bar and grill. Residents here get the entire Nocatee community as their backdrop, with an additional layer of social programming and amenities designed specifically for active adults. Del Webb Ponte Vedra, the community’s earlier 55+ offering, became known as a “Cruise Ship on the Ground” for its endless amenities. Del Webb Nocatee continues that tradition.

### Seabrook Village

The newest chapter of Nocatee. Seabrook is shaping the next era of community living, with fresh phases offering buyers the opportunity to build new in a community that still has significant runway ahead of it. For buyers who want to get into Nocatee while new construction options still exist, Seabrook is where to look.
