Why the ground reads the way it does
St. Johns County is forty miles of coast with a creek-crossed interior behind it. FEMA maps the high-risk band where tidal water reaches: the oceanfront and the dune line, the Intracoastal and the Matanzas and Tolomato rivers, Davis Shores and the downtown peninsula, Vilano, the San Sebastian, and the St. Johns River frontage along State Road 13. Inland, the band narrows to the creeks that drain to those rivers (Julington, Durbin, Trout, Sixmile, Moultrie), and everything built as a master plan since the 1990s, Nocatee, the CR-210 corridor, World Golf Village, Palencia’s interior, was engineered around stormwater ponds and reads Zone X. The table above is that geography in today’s numbers, area by area.
Hurricane exposure is different from flood exposure. This coast has recorded one direct hurricane landfall since 1851, and storms at this latitude tend to run parallel to the shore. The county’s coastal areas carry the earliest evacuation letters and the surge exposure; the inland master plans sit in the later alphabet or outside the surge zones, and their storm story is wind, rain, trees and power. The part nobody tells you
Florida does not require a seller to disclose that a home has flooded, and Zone X is a map designation, not an inspection. The county has two different flood conversations and buyers mix them up. On the coast and the river the questions are elevation certificate, surge letter, bulkhead and the insurer’s view of the street, and a high-risk zone is often a fine purchase with an honest quote in the monthly math. Inland, Zone X is nearly universal and the homes that take water are interior lots that grade toward the house, pond outfalls that silted up, and cul-de-sacs at the bottom of a subdivision’s drainage. Different maps, different diligence. I walk the lot in the rain when I can, I read the survey, and I ask the neighbors.

Which parts of St. Johns County are in a flood zone?
The ones that touch tidal water. On the live table, downtown St. Augustine and Davis Shores map mostly to high-risk zones, St. Augustine Beach, Vilano and the Ponte Vedra Beach streets east of A1A carry a large share, and the inland master plans (Nocatee, the CR-210 corridor, Julington Creek and Switzerland, World Golf Village) read almost entirely Zone X. Does Nocatee flood? Does Ponte Vedra Beach?
Nocatee reads almost entirely Zone X on current listings; its own page shows the live mix. Ponte Vedra Beach splits at A1A: the oceanfront and the lagoon streets carry high-risk zones and the earliest evacuation letters, the golf-corridor communities west of A1A mostly read X. Do I need flood insurance in St. Johns County?
A lender requires it only in the high-risk zones (A, AE, AO, VE), which here means the coast, the Intracoastal and river frontage and the creek corridors. In Zone X it is optional, and I still raise it: Zone X premiums are typically the lowest a homeowner can buy and a large share of national flood claims come from outside the mapped high-risk areas. Knowing the zone before you offer is the part that is not optional.

The county orders surge evacuations by lettered zone, A first, from the ocean and Intracoastal frontage inward. The evacuation table on this page is the live mix of current listings; most inland homes sit outside the surge zones entirely, and every listing on this site shows its own letter next to its FEMA zone.
How accurate is the flood zone on each listing?
Each listing’s zone is computed from FEMA’s national flood-hazard layer against the home’s coordinates, the same source lenders and insurers start from. A survey elevation certificate can refine an individual property’s status, and a letter of map amendment can remove a home from a high-risk zone. On any waterfront or creek-side home I pull the certificate before anything else.
