Krista Fracke’s Take
Sawgrass is really two addresses wearing one name — the gated Players Club side west of A1A with TPC at its heart, and the Sawgrass Country Club side east of A1A where the club and its beach access sit inside the community. Buyers who tell me "I want Sawgrass" usually mean one of those two lifestyles without knowing it yet. Living Here
What It's Like to Live in Sawgrass
Day-to-day life in Sawgrass has a low-key coastal rhythm that's hard to replicate. Millie's Homemade Ice Cream & Coffee is barely a few minutes from the gate, Pusser's Bar & Grille and Nona Blue Modern Tavern are both within a half-mile, and Restaurant Medure and JJ's Liberty Bistro — a French institution in Ponte Vedra Beach since 1994 — are under a mile away for evenings when the occasion calls for something more. Sawgrass Village, the walkable shopping and dining hub at the TPC entrance, handles most quick errands and casual meals without a real drive. Mickler's Landing Beach is about two miles away, which makes it a realistic bike or short drive option for a weekday afternoon, and Titanium Yoga offers studio classes about two miles out for those who want structured fitness beyond the community's own jogging path. In the years I've worked this corridor, few neighborhoods in Northeast Florida put golf, ocean, and dining this close to one another without requiring a lengthy commute to reach the rest of the world.
The Homes
Sawgrass Homes & Architecture
Homes in Sawgrass span a notably wide range — from ground-floor condos and villas in the $400s to estate single-family homes pushing toward $2 million and above, with the sweet spot of the market running roughly from the $400s into the upper $900s. The most common property types are condos and single-family homes, with a smaller share of townhomes; most of the single-family inventory runs three to four bedrooms, while condos tend toward one to three bedrooms and more compact square footage. Architectural styles lean traditional and villa-style, with patio homes and flat-style condos also well-represented, and contemporary finishes are increasingly common in updated units. Inside, you'll typically find open floor plans with vaulted or soaring ceilings, split-bedroom layouts, walk-in closets, kitchen islands, breakfast bars, and screened porches overlooking water or preserve — roughly half the homes sit on or near a water view. HOA fees vary considerably by sub-association, running from a few hundred dollars semi-annually on the lower end to several thousand, so buyers should confirm the specific fee structure for any home they consider.
Amenities
Sawgrass Amenities & Community Features
Sawgrass is a gated community with staffed security, community pools, beach access, a playground, jogging paths, sidewalks, and street lights throughout — a genuinely walkable and connected environment by Ponte Vedra standards. HOA fees for many sub-associations cover cable TV, trash, and maintenance of grounds, which simplifies ownership for full-time residents and seasonal owners alike. The community also includes a restaurant on-site, and TPC Sawgrass and Sawgrass Country Club — a private member-owned club with three nines, tennis, and beach club access — are both within about a mile of the community's core.
Location
Sawgrass Location & Commute
Sawgrass sits in the heart of Ponte Vedra Beach, roughly 20 miles southeast of downtown Jacksonville and about 20 miles north of historic St. Augustine. PGA Tour Headquarters and TPC Sawgrass are within a mile, Sawgrass Village is about a mile away, and Mickler's Landing Beach is roughly two miles east. Baptist Medical Center Beaches is about five and a half miles north, and Mayo Clinic Florida's campus is about nine miles away via J. Turner Butler Boulevard — a commute to Jacksonville's Southside business corridor that typically runs 20 to 25 minutes in normal traffic. Jacksonville International Airport is roughly 28 miles north, which translates to about 40 minutes depending on the time of day.
Schools
Schools Near Sawgrass
Sawgrass falls within the St. Johns County School District. Schools serving this area include Ponte Vedra Rawlings, Ocean Palms, and Palm Valley Academy at the elementary level; Alice B. Landrum Middle School; and Ponte Vedra High School. Because this community spans several sub-associations, exact school assignments are address-specific — always verify zoning for the particular home you're considering.
How It Compares
Sawgrass vs The Plantation
The clearest difference between Sawgrass and The Plantation is price point and home scale. Sawgrass offers a wide mix — condos, townhomes, and single-family homes ranging from the $400s to roughly $2.8 million — while The Plantation is an exclusively single-family, all-gated community where prices start in the $1.7 million range and extend well past $4 million, with typical homes running around 4,200 square feet. The Plantation adds an on-site golf course, fitness center, pickleball, and tennis to its amenity lineup, while Sawgrass puts you a short drive from TPC Sawgrass and Sawgrass Country Club rather than having them within the gates. Both share Alice B. Landrum Middle and Ponte Vedra High School zoning; elementary zoning differs, with Ocean Palms serving The Plantation. Buyers weighing the two usually come down to whether they want entry-level access to Ponte Vedra Beach or a larger estate footprint in a more uniform, higher-price enclave.

Questions
Frequently Asked Questions about Sawgrass
What is the commute from Sawgrass to Jacksonville's business districts?
The Southside business corridor — home to major employers including Mayo Clinic Florida, which is about nine miles from Sawgrass — typically runs 20 to 25 minutes in normal traffic via J. Turner Butler Boulevard. Downtown Jacksonville is roughly 20 miles and closer to 30 to 35 minutes depending on the time of day and route. Jacksonville International Airport is about 28 miles north, which translates to approximately 40 minutes. The trade-off is that A1A through Ponte Vedra Beach is a two-lane road, so morning and afternoon traffic near the beach corridor can add time on peak days.
What parks, trails, or recreation are in or near the community?
Inside Sawgrass, residents have access to a jogging path that winds through the community, plus sidewalks and beach access that make it easy to stay active without getting in a car. When I want to get out into nature, I point clients toward Castaway Island Preserve — about 7 miles away — where boardwalks trace the Intracoastal through tidal marsh, and toward the Guana Tolomato Matanzas Research Reserve roughly 8 miles south, which offers 76,000 acres of coastal wilderness with hiking and birding. Kathryn Abbey Hanna Park, about 12 miles north in Atlantic Beach, adds mountain biking, a freshwater lake, and oceanfront picnicking to the mix.
Does the community have a pool or amenity center?
Yes — Sawgrass includes a community pool among its amenities, along with beach access, a jogging path, a playground, and even an on-site restaurant. HOA fees vary depending on which neighborhood within Sawgrass you're in, so it's worth factoring that range into your budget conversations. For specifics on what amenities a particular sub-community maintains, I'm happy to dig into the details with you.
Is this a gated community?
Yes, Sawgrass is a gated community with security — it's one of the defining characteristics that sets it apart along the Ponte Vedra Beach corridor. The gating covers the broader Sawgrass area, which includes both Sawgrass Country Club and TPC Sawgrass Players Club. In my experience, the controlled entry is one of the first things buyers mention when they're drawn to this community.
What is The Players Championship and how does it affect home values?
The Players Championship is one of professional golf's most prestigious tournaments, held annually at TPC Sawgrass each March — it's often called the unofficial fifth major and draws hundreds of thousands of spectators along with global media coverage to Ponte Vedra Beach. The PGA Tour's global headquarters sits adjacent to TPC Sawgrass, which means the tournament's presence here isn't just a one-week event but a year-round identity for the area. I'm not in the business of making promises about what any event does to home values — that's a question worth discussing with me directly based on current market conditions rather than anything I'd put in general copy.
Is Sawgrass one community or two — and which club comes with a home?
Two — and getting them straight saves buyers real confusion. West of A1A is Sawgrass Players Club: gated, sixteen sub-associations under one master association (billed semi-annually, January and July), wrapped around TPC Sawgrass — where THE PLAYERS Championship runs every spring. East of A1A is the Sawgrass Country Club side: an established community around the member-owned Sawgrass Country Club, whose golf, tennis, and private beach club sit inside the community itself. Neither club membership comes automatically with a home: TPC Sawgrass and Sawgrass Country Club are separate memberships with very different initiation and dues structures, and waitlists change year to year — I keep the current numbers for both clubs and put them into the true monthly math before we tour. Which side of A1A you buy on decides more about your daily life here than any floor plan will.
How much is my home in Sawgrass worth?
More than an algorithm can tell you — and this page is the honest way to track it. Every new Sawgrass listing, price change, and MLS-recorded sale appears here as it happens; follow the neighborhood and the market comes to you, free, with no spam and no data-selling. There's deliberately no instant estimate on this site: automated values miss lot position, condition, and upgrades in a community like Sawgrass — which is exactly where they're wrong by the most. When you want the real number, I prepare your valuation personally against the actual recent sales; start from the home-value link further down this page.
What does it cost to sell a home in Sawgrass?
Fewer surprises than buyers face, but real lines worth mapping before you list: the commission you and I agree on, Florida's documentary stamp tax on the deed, title and closing charges that follow local custom, and your association's estoppel letter (every HOA charges a fee to certify your account at closing). Club membership adds a line too: transfer fees or resignation mechanics vary by club and category here, and they belong in your net sheet from day one. I put the full seller's net sheet in front of you before the sign goes up — the true-cost promise works in both directions.
How long does it take to sell a home in Sawgrass?
It depends on the market you list into, not the market you read about — and this page tracks Sawgrass’s pace the honest way, from live MLS activity rather than a static average. The market snapshot above reflects what’s actually happening here right now, and it shifts: the answer in a tight-inventory spring is different from a heavy-inventory fall. Before we ever set a price or a timeline, I read Sawgrass’s current pace — days on market, how recent sales closed against their list prices, and what your home’s specific competition looks like the week we launch.
