The part nobody tells you: fee-simple or condo
Two townhomes can look identical from the street and be owned in different ways. In a fee-simple townhome you own the unit and the land under it, and a homeowners association under chapter 720 runs the common areas. In a condominium townhome you own the unit and a share of the common elements, and the association follows chapter 718.
The difference reaches your budget. It decides which insurance policy you buy and what the association’s policy covers, and in a condominium building of three stories or more the state’s milestone inspection and reserve rules can apply. Milestone inspections and reserves, explained → The listing rarely says which form a community is. The recorded declaration does, and I read it before you offer.
What the HOA fee actually covers
The fee is only half of the number. Some townhome associations cover the roof, the exterior paint and the building insurance; others cover the pool and the landscaping and leave the structure to you. A fee that looks high can be the better deal once you price what it replaces. The association’s budget and declaration list what is covered, and Florida requires the seller to give you the association’s disclosure summary before you sign. How to read the HOA documents →
The CDD on top. In many newer master-planned communities a Community Development District assessment rides on the property tax bill, separate from the HOA, and it belongs in the monthly math. St. Johns County CDD fees → Jacksonville CDD fees →

Common questions
Where are townhomes cheapest in Northeast Florida?
Among the areas on this page, Clay County has the lowest median asking price for a townhome right now, $248,900, and Jacksonville Beaches the highest, $586,486. The table is live from the MLS, so the order can change week to week.
What is a typical townhome HOA fee here?
The median monthly HOA on townhomes for sale runs from about $108 in Nassau County (Yulee & Wildlight) to about $350 in Jacksonville Beaches. The fee only means something next to what it covers: a higher fee that includes the roof and the building insurance can cost you less than a low one that doesn't.
Is a Florida townhome fee-simple or a condo?
Either. A fee-simple townhome means you own the unit and the land under it, and a homeowners association governed by chapter 720 of the Florida Statutes runs the common areas. Some communities that look identical are legally condominiums under chapter 718, where you own the unit and a share of the common elements. The recorded declaration says which, and it changes the insurance you buy and the rules the association follows.
Townhome or condo or single-family: which is the better buy?
A townhome usually sits between the two on price and on maintenance: you share walls, not hallways, and the association handles some of the exterior. The honest comparison is the all-in monthly cost, price plus HOA plus any CDD plus insurance, against a single-family home in the same area. I run that side by side on any listing you are weighing.
