Ranked on four things I can defend: the housing stock for the money (build years, lot, systems), the amenity and daily-life fabric (what is inside the gate and what is five minutes away), the commute to the places St. Johns County residents actually work (Jacksonville’s Southside, Mayo, the beaches, St. Augustine), and the fee structure, which decides the monthly answer more than the asking price does. School assignment is a per-address fact I confirm, not a ranking input. Editorial judgment of one broker; argue with me.

The golf estate neighborhood: gated 2002-to-2015 homes on the only Palmer-Nicklaus course, at an I-95 interchange half an hour from both cities, at a fraction of the Ponte Vedra club price. Tradeoff: the membership is a separate contract with a resort club, the Hall of Fame left the name behind, and the systems are 2000s.

The part nobody tells you

The best neighborhood in St. Johns County is decided by the bill structure more often than by this list. Four of these ten carry a district on the tax bill, two carry a club that the deed does not include, two carry neither, and the asking prices do not say which is which. Two homes at the same price in different rows of this list can differ by several hundred dollars a month once the district, the HOA and the club land on the payment. Pick the geography and the bill structure first, then the neighborhood, then the house; every row above links to the page that shows its bills live.

Which St. Johns County neighborhoods have no CDD?

On this list, SilverLeaf and Davis Shores; Julington Lakes off the list. Nearly every master plan financed its amenities with a Community Development District whose assessment rides the tax bill. Which is the most affordable neighborhood on this list?

By current single-family median, Shearwater and Julington Creek Plantation sit under about $540,000, RiverTown and Davis Shores in the $570,000s to $610,000s, Beachwalk and Durbin-side plans around $690,000, Palencia and SilverLeaf in the $700,000s, and the club and estate tiers above that. Is St. Johns County a good place to live?

By the measure this site can defend, demand: the county’s master plans sold thousands of homes over the past two years at medians a tier above Duval’s, and buyers keep crossing the county line for the school district, the newer stock and the coast. The honest counterweights are the districts on the tax bill, the commutes to Jacksonville from the western plans, and flood exposure on the coast and the river, which this site shows on every listing.
