SilverLeaf was deliberately developed without a Community Development District — there is no district-assessment line on a SilverLeaf tax bill, which can save a four-figure annual sum against comparable CDD communities. It is the headline exception on the St. Johns County CDD map. The trade is structural: CDD communities financed bigger amenity networks on day one; SilverLeaf funds its amenities through the developer’s build-out and the HOA below.
