Two districts, one community
Palencia was developed in phases under two special-purpose districts — the Marshall Creek CDD (about 1,470 lots) and the Sweetwater Creek CDD (about 740 lots). They issued the bonds that built the community’s infrastructure and resident amenities, and residents of both districts share the full network under an interlocal agreement: the Swim & Fitness Center, the Tennis Center, the Village Green, the boardwalk and trail system, and the preserved wetlands that frame the community. Day to day, which district you’re in barely matters; on the tax bill, it sets which assessment schedule applies to your section.
What it costs — published, not guessed
Per the districts’ adopted FY 2025–26 budgets, total annual CDD assessments on the county tax bill run from roughly $3,000 in some condo and townhome sections to about $4,930 in some single-family sections, with other neighborhoods in between. The assessment is not part of your HOA dues — it’s a separate non-ad-valorem line on the St. Johns County tax bill, typically collected through your mortgage escrow alongside property taxes.
What the CDD does NOT include
The golf club. The Palencia Club is a private membership with its own initiation and dues, entirely separate from the CDD. Budgeting Palencia correctly means three distinct lines: village HOA dues, the CDD assessment on the tax bill, and — only if you want the golf lifestyle — club membership. Plenty of Palencia residents happily use the CDD-funded amenity network and never join the club.
The per-home detail that changes the math
The bond portion of the assessment can be prepaid — so two identical homes in the same section can carry different CDD bills, and the listing usually won’t say.
