Anastasia Island: one island, four different ways to live on it.

Anastasia Island is the barrier island in front of St. Augustine, and it is priced and lived very differently from one end to the other. I’m Krista Fracke, and this is how I sort buyers along it: Davis Shores at the city end, the beach town in the middle, the quieter southern stretch toward Matanzas Inlet, and the condos in between, with the flood and evacuation facts that apply to all of them.

Where the island starts and stops

The island runs from the Bridge of Lions at the north end, where Davis Shores sits directly across the water from downtown, south along A1A through St. Augustine Beach and Butler Beach to Crescent Beach, Summer Haven and Matanzas Inlet. Anastasia State Park holds the northern beach; Fort Matanzas National Monument sits at the southern tip. Two bridges connect it to the mainland, the Bridge of Lions into downtown and the SR-312 bridge to the south.

Three MLS areas cover it: Davis Shores, St. Augustine Beach and Crescent Beach/Summer Haven. The homes shown on this page are every active listing across all three.

Davis Shores: the city end

Davis Shores is inside the City of St. Augustine, a mid-century neighborhood on filled marsh with a walk to downtown over the Bridge of Lions. It is one of the city’s most loved neighborhoods and one of its lowest. Most of its current listings carry FEMA’s high-risk AE designation, and it flooded in Matthew, Irma, Dorian, Ian and Nicole. The homes that were raised or rebuilt after 2017 are a different purchase from the original slab houses beside them; elevation and flood history are the first two things I pull on any address here. St. Augustine Beach: the beach town

The City of St. Augustine Beach is a separate municipality with its own rules, including its own short-term-rental rules, distinct from the City of St. Augustine’s zone-based limits. It is the island’s commercial and residential center: A1A Beach Boulevard, the pier, the beach-access streets and the condo buildings along the ocean. The island’s spine sits higher than the bayfront, so most of the beach town’s inventory maps to minimal-hazard Zone X even though every island address is in evacuation Zone A. Butler Beach, Crescent Beach, Summer Haven: the quiet end

South of the beach town the island thins and quiets. Butler Beach and Crescent Beach are unincorporated county, a mix of oceanfront and ocean-side condos, older cottages and newer houses on the Intracoastal side, in small named enclaves rather than one master plan. Summer Haven, at the inlet, is the most exposed stretch of the island and has taken water in the recent storms. The beach here is the widest and least crowded on the island. Flood, evacuation and insurance, island-wide

Every address on the island is St. Johns County evacuation Zone A, the first zone called in a surge evacuation. The FEMA flood zone is a different fact and varies by street: high-risk on most of Davis Shores and on the Intracoastal side, minimal-hazard on most of the beach town’s spine. The zone decides whether a lender requires flood insurance; the elevation certificate and the home’s history decide what it costs. The honest cons

Every place worth living in has them. These are the ones I make sure my own buyers weigh before they commit — not after.

Two bridges are the whole commute

Everything off-island moves over the Bridge of Lions or the SR-312 bridge. In season, and whenever the Bridge of Lions opens for boats, that is the day.

Evacuation Zone A, every address

When the county calls Zone A, the island leaves. It is a fact of island life here, not a reason to avoid it, and it belongs in the decision.

Flood history is street-specific

Davis Shores and the Intracoastal side have flooded in five named storms since 2016. Buy on the home’s own elevation and history, never on the neighborhood’s reputation in either direction.

Three governments, three rulebooks

The City of St. Augustine (Davis Shores), the City of St. Augustine Beach and unincorporated St. Johns County (Butler Beach south) set their own rules on rentals and building. Confirm which one a specific address falls under before you count on anything.

The part nobody tells you

Buyers shop the island by the beach and get priced by the water behind it. The same budget buys a raised house in Davis Shores with a walk to dinner downtown, a condo two blocks from the pier in the beach town, or a cottage on the quiet southern stretch with the widest sand on the coast. The flood map and the government you land in differ more between those three than the price does. Tell me which morning you are picturing and I will tell you which end of the island it lives on.

No. St. Augustine Beach is a separate city occupying the middle of the island. Davis Shores at the north end is inside the City of St. Augustine, and the southern stretch is unincorporated St. Johns County.

Parts of it, in a pattern the storms since 2016 have made clear: Davis Shores, the Intracoastal side and Summer Haven have taken water; most of the beach town’s spine has not. Can I short-term rent a home on Anastasia Island?

It depends on which government the address is in. The City of St. Augustine Beach has its own rules, the City of St. Augustine limits rentals by zone, and the unincorporated county has different rules again. I confirm the rules for the specific parcel before a buyer counts on rental income.
