The St. Augustine knowledge tests
“Best” is unprovable; local is testable. Put these to every agent you interview:
- Ask how the historic district’s rules change a renovation budget — an agent who hasn’t closed downtown will wave at this one.
- Ask which stretches of the beach side carry which flood zones, and to show the zone on a real listing.
- Ask them to separate the three markets wearing one name: the historic core, the beaches, and the US-1/SR-16 master-planned corridor.
- Ask what short-term-rental rules mean for a condo or beach purchase — the answer decides whole buildings here.
The license question nobody asks
If you searched “best broker,” you already sense there’s a difference. There is: Florida’s broker license sits above the sales associate license — more required experience, more education, a harder exam.
