Who else uses this beach
Sea turtles, May 1 to October 31
Loggerheads, greens and a few leatherbacks nest from Amelia Island to Matanzas. Fill holes, take your gear home at night and keep lights off the sand.
Nests and rules, town by town →Right whales, mid-November to mid-April
This coast is their calving ground. In March 2026 a mother and calf were seen about a quarter mile off Crescent Beach. Federal law keeps every vessel, surfboard, kayak and paddleboard 500 yards away.
Dolphins, all year
Bottlenose dolphins work the surf, the inlets and the Intracoastal. Feeding or harassing them is illegal under the Marine Mammal Protection Act; NOAA asks for 50 yards.
Shells and shark teeth
Empty shells and fossil shark teeth are yours on the open beaches. State parks allow them below the dunes; Fort Matanzas allows neither.
What you can keep, beach by beach →The part nobody tells you: whose walkway is it?
Many beach streets have a walkway between two houses, and some are hard to spot behind the landscaping. Most are private easements that belong to the lots in that subdivision; a few are public. Older plats on Ponte Vedra Boulevard, for one, dedicated their walkways to public use, and the county’s parcel records still describe them that way, while other subdivisions split their walkways between the two neighbors on either side. Using a private one without a right to it can be trespass once it is posted, which is why every home on this page is measured to a public access.
If you are buying a home for its walkway, four documents decide what you get, and I read them before you offer:
- The recorded plat and its dedication language: public use, or the lot owners only.
- Any separately recorded easement and who maintains it.
- The HOA declaration and rules: guests, gates, parking, hours (chapter 720 governs the association).
- The title commitment’s exceptions, and whether the policy insures the easement.

This is the work I do every week. Want to walk to the sand? Tell me the beach town. I'll show you which streets have a public access or a deeded walkway, read the plat on the home you like, and price it against the oceanfront next door.

Common questions
How much cheaper is a home near the beach than oceanfront in Northeast Florida?
A lot cheaper per square foot. Over the last two years in Ponte Vedra Beach, houses and townhomes within about a 10-minute walk of a public beach access sold for a median $771 per square foot, against $2,022 on the oceanfront. The table on this page has the same comparison for every beach town with enough sales.
What does "deeded beach access" mean?
Usually a private easement: the right for the lots in a subdivision to use a particular walkway to the beach, recorded in the plat, a separate easement or the HOA declaration. It is not a public access. The plat, the recorded easement and the title commitment are what prove it, and the MLS field that says "deeded beach access" is filled in by the listing agent.
Can I use the walkway between two beach houses?
Only if it is public or you have a right to it. Many walkways between beach houses are private easements for the lots in that subdivision, and using one without a right can be trespass once it is posted. Every home on this page is measured to a public access from the county and city beach-access maps.
How is the walking distance measured?
In a straight line from the home to the nearest open public access, at a walking pace of 3 miles an hour, so a 10-minute walk is about half a mile. Streets and fences can make the real walk longer; the map shows both the home and the access.
