This market, from the inside

Read "furnished" carefully: it can mean everything down to the dishes or a few large pieces, and the furniture usually carries no value for the lender. The contract should list exactly what conveys. There is no MLS field for this, so the page reads the listing descriptions.

Frequently asked questions

Does the furniture count toward the loan amount?

Generally not. Lenders value the real estate, so furniture included in the price is typically treated as having no value, and the appraisal has to support the price without it. It is worth discussing with your lender early.

What does "turnkey" mean in a listing?

That the home is ready to live in, often updated and sometimes furnished. It is the listing agent’s word, not a standard, so the inspection and the photos tell you what it actually means for a specific home.

Looking for turnkey and furnished homes?

I’ll send new listings the moment they hit the market and walk through the details that don’t show up in the MLS — water access, HOA rules, what a feature really costs to maintain.
