Roscoe is the Intracoastal side: navigable water with a private dock, bigger and greener lots, and a boat-first lifestyle, typically at a lower entry than equivalent oceanfront. Plenty of buyers tour both in one day before they know which person they are.
Can you keep a boat behind a Roscoe Boulevard home?
That is the point of the corridor — much of Roscoe backs to the Intracoastal or to canals reaching it, and docks are the norm on the water side. The diligence that matters: the dock and bulkhead condition, the permitted status of both, and the actual water depth at your stretch. I check all three before you offer, the same way I put insurance into the oceanfront math.
Why is so much land for sale on Roscoe Boulevard?
Because the corridor is rebuilding. Original Palm Valley cottages sit on water frontage worth more than the structures, so parcels regularly trade as land and come back as new custom builds.
