Condo buyers shop differently. The question is not which subdivision, it is which stretch of coast, and the honest answer requires seeing them in one sweep. This is the one tour I sometimes split across two days for out of town buyers, because it runs the whole coastline: Amelia Island down to St. Augustine, with an Intracoastal marina tower as the closing argument. Jax Beach also has the widest range of the day, from walk to beach mid rises in the four hundreds to oceanfront residences well past our ceiling. The building, not the beach, sets the price here.

Lunch on the strip, then twenty minutes south into a different world. Ponte Vedra Beach does condos quietly: Ocean Grande near the south gates and the villas inside Sawgrass Country Club trade boardwalk energy for gates, greens, and the beach club life.
This is the stop where the club conversation happens, because in Ponte Vedra the building is only half the purchase. The membership question deserves real numbers, and I bring them.

The contrast earns its place: waterfront living with a boat slip option, generally friendlier insurance math than beachfront towers, and fifteen minutes to either the beaches or the Town Center. For a certain buyer, this stop wins the whole day.
