Ranked on course pedigree and conditioning, the residential community itself (stock, streets, location), club economics relative to what you get, and resale behavior. My judgment as the broker who shops these gates weekly — course-first buyers and house-first buyers will each want to re-order it, which is half the fun.
The Stadium Course is the region’s global calling card, and the surrounding Players Club and Sawgrass CC fabric is PVB’s golf heartland. Tradeoff: you pay the postcard premium, and the club layers take homework.

The part nobody tells you
The house and the membership are separate purchases, and conflating them is the classic golf-community mistake. In some gates membership is bundled or expected; in others it is optional and the waitlist is the real constraint; in a few, the club’s financial health is the thing to diligence hardest. Before you buy behind any of these gates, I confirm the current membership structure, costs, and the club’s trajectory — because the course out your window is worth less than you think if the club behind it wobbles.

For the complete package my ranking puts Marsh Landing (golf plus Intracoastal) and The Plantation (the full bundled club) right behind it, with Palencia the strongest south-of-210 answer. For value, Jacksonville Golf & CC, Cimarrone, and St. Johns Golf deliver real gated golf living at a fraction of the flagship prices. The criteria are stated above — re-weight them for how you play.
Do you have to join the club to live in these communities?
It varies gate by gate — some intertwine membership with residency, some make it optional, and structures change. It is the first thing I confirm on any golf-community shortlist, because it swings the true cost of ownership more than the list price differences do.
Which golf communities are in St. Johns County schools?
Sawgrass, Marsh Landing, The Plantation, Palencia, Cimarrone, St. Johns Golf, and World Golf Village all sit in the St. Johns district; Queens Harbour, Glen Kernan, Deerwood, and Jacksonville Golf & CC are Duval assignments.
