Most tours cover five communities in a day. This one covers one square mile — on purpose. Old Ponte Vedra is the original Ponte Vedra Beach, the streets that grew up around the Inn & Club, and it does not shop like a subdivision: no two homes match, half the market trades quietly, and the price of the same square footage can double between a lagoon block and an ocean block. We start with coffee at the Inn & Club — not for the ambience, though it has plenty, but because the club is the organizing fact of the neighborhood. The original streets radiate from it, the walkability everyone buys here is walkability to it, and membership questions shape half the conversations I have on these blocks.

West of the ocean blocks, the streets bend around the lagoon system — water views, dock-adjacent backyards on some streets, and the entry point into the neighborhood. This is where renovated mid-century homes and full rebuilds sit side by side, and where reading the difference matters most: on these blocks you are often pricing the land and the lagoon frontage first, the structure second.
My rule for buyers here: walk the street before you love the house. The lagoon blocks vary lot by lot, and the variance is the opportunity.

After lunch we walk the blocks between the Boulevard and the sand — the heart of what people mean when they say Old Ponte Vedra. Here the asset is the land itself: blocks from the ocean, walkable to the club, and finite in a way that keeps this market tight through every cycle. Above the entry tier, this is a seven-figure land conversation before the house enters the math.
This is also the stretch where homes trade neighbor to neighbor, before a sign ever goes up. If you are serious about these blocks, the most valuable thing I bring is knowing which doors might open.
