Search “best Florida luxury markets” and you’ll read the same four names in every listicle. The famous markets deserve their fame — I’ll make their case honestly below. But there’s a fifth coast the national coverage skips entirely, and the arithmetic there is the story.

The famous four, honestly
Palm Beach & Miami
The southeast coast is Florida’s fame tier. Palm Beach island — 67 billionaires by Fortune’s count, 2026 listings covered by The Real Deal at $196M and $205M — is the most famous address in American wealth, and greater Miami adds the country’s deepest luxury condo market. You are buying scarcity and status at prices that start where other markets’ records end.
Naples
The southwest coast’s flagship and the deepest single-family ultra-luxury market in the state: 2026 market coverage counted roughly 187 active $10M+ listings, and the $225M Gordon Pointe sale was widely reported as the top U.S. home sale of 2025. Substantially seasonal — a large share of the market empties out for the summer half of the year.
Sarasota & the barrier islands
The rising story: Casey Key, Longboat Key, and Siesta deliver Gulf-front product below Naples prices, wrapped around a genuine arts-and-culture city. Local press reports California migration up 34% year over year and 65–70% of barrier-island deals closing cash. Post-storm insurability and elevation now lead every conversation there — ask before you fall in love.
The 30A corridor
Panhandle resort luxury — Seaside, Rosemary Beach, Alys Beach — architecturally distinct new-urbanist beach towns where much of the market is second homes and rental-yield product. A different purchase logic from the year-round coasts: you are buying a resort economy as much as a house.
The fifth coast: Ponte Vedra Beach

Northeast Florida’s luxury coast runs from the estate row of Ponte Vedra Boulevard — barrier-island Atlantic behind the region’s highest dunes — through the gates of Marsh Landing and The Plantation, around TPC Sawgrass, where the golf world headquarters. The documented record: local business press covered the market’s $22 million record oceanfront sale, market coverage describes a buyer pool of CEOs and private-equity principals arriving year-round, and cash closings above $1 million are reported at more than 40%. Right now the live feed on this site shows 69 Northeast Florida homes asking $5 million or more and 48 direct-oceanfront listings in Ponte Vedra Beach — a thin top end by Naples standards, priced accordingly.
Two structural differences matter more than any statistic. First, this is a primary-residence coast — the neighborhoods are lived in twelve months a year, which changes both daily life and the resale math. The part nobody tells you
Market lists are built from press coverage, and press coverage follows record sales — so the lists systematically overweight the markets where the arithmetic has already run away and underweight the ones where it hasn’t. By the time a coast makes every listicle, its discount is gone. That’s not a reason to avoid Naples or Palm Beach; it’s a reason to look at the coast the lists skip before deciding, with live data instead of famous anecdotes. The established names are Palm Beach and greater Miami on the southeast coast, Naples on the southwest coast, and — a tier down in fame but rising fast — Sarasota and its barrier islands. Northeast Florida’s Ponte Vedra Beach is the market national coverage consistently skips, which is precisely what keeps its entry prices where they are.
Which Florida luxury market is the best value?
On a price-per-foot-of-oceanfront basis, Ponte Vedra Beach asks a fraction of what comparable frontage commands in Palm Beach or Naples — that’s the honest arithmetic, and it’s checkable against the live listings on this site. "Value" also depends on what you’re buying: depth of trophy inventory (Naples), the most famous address (Palm Beach), or a year-round primary-residence coast (this one).
Is Northeast Florida really a luxury market?
The record is public: local business press covered a $22 million record oceanfront sale, Boulevard estates trade in the eight figures, and the buyer pool reported in market coverage now includes CEOs and private-equity principals relocating year-round. What it lacks is press volume and inventory depth — the top end is thin and much of it trades quietly, which is why the market stays off national lists.
Do all these markets share the same Florida tax advantages?
Yes — the constitutional prohibition on personal income tax is statewide, and so are homestead and Save Our Homes mechanics. What varies locally: county effective property-tax rates, coastal insurance pricing, and community fee structures like CDDs and club dues. The state-level math never favors one Florida market over another.
