The part nobody tells you

On this coast the school-district line and the flood map quietly out-rank the ocean view. PVB’s premium is as much district as sand; St. Augustine Beach’s value is partly a flood-map discount priced in plain sight; and the difference between two oceanfront blocks is often the dune behind them, not the water in front. Every listing on this site carries its flood and evacuation zone — on beach purchases, that data is not fine print, it is the second price tag.

Jacksonville Beach carries the deepest attainable inventory among the core beach towns, and St. Augustine Beach delivers the most character per dollar — with the caveat that its flood map is street-by-street. What should I check before buying near the beach here?

Four things, every time: the FEMA flood zone and evacuation zone (on every listing here), the construction year against Florida’s modern wind code, the dune or elevation story for that specific block, and a real insurance quote early.
