What a Day of Home Shopping in Ponte Vedra Beach Looks Like
Ponte Vedra Beach tours are my favorite days of the job. This is the market I have worked the longest, and it rewards a guide: behind the hedges and gates are half a dozen distinct communities that price from villa money to oceanfront money. I recently spent a day here with a couple moving up from the $1,000,000 range with a ceiling near $2,500,000. Here is the route, with a live listing at every stop.

Coffee at Sawgrass Village, then the Players Club gates
We start at Sawgrass Village, the shopping district that serves the beach communities, and roll straight into Sawgrass Players Club, home of TPC Sawgrass and THE PLAYERS Championship. Living inside the Players Club means golf course and lagoon views, guarded gates, and a name every visitor recognizes.
Inventory spans a wide range here, which is why it opens the day: it calibrates what beach side money buys before we climb the ladder.

The Sawgrass Country Club villas, the smart way through the gates
East of A1A, Sawgrass Country Club is the original: oceanside golf, beach club access, and a large stock of villas and condos that let buyers into a beach club lifestyle at a fraction of the single family price.
For my move up couple this stop was about honesty. If the beach club life is the actual goal, a villa here plus a membership can beat a bigger house somewhere else. Not every buyer wants to hear it, but every buyer should.

Lunch, then Marsh Landing Country Club
Marsh Landing is the address many of my buyers had in mind before they ever called me. Guarded gates, marsh and fairway lots, a deep water harbor, and homes that range from elegant to spectacular. Current listings run from well inside our band to far above it.
The tour lesson here is lot type. Marsh, golf, lake, and harbor lots in the same community live very differently, and the premium between them is the real negotiation.

Old Ponte Vedra, the classic beach streets
Old Ponte Vedra is where the community began: the streets around the Ponte Vedra Inn and Club, walkable to the beach, with lots and trees that cannot be reproduced. Homes here are bought for the location and the land as much as the structure.
My couple walked one street here and recalibrated the whole day. That is what this stop is for.

Plantation Oaks, gated quiet west of the boulevard
We end the Ponte Vedra stops at Plantation Oaks, the gated enclave of larger lots and mature oaks that trades beach walkability for privacy and land. Note the name when you search: there are Plantation Oaks communities in four Northeast Florida cities, and this is the Ponte Vedra Beach one.
For buyers who loved Old Ponte Vedra land but want a newer house on it, this is usually the answer.

Comparison one: Nocatee at the same budget
Every Ponte Vedra Beach buyer eventually prices Nocatee, five miles west. At this budget Nocatee buys the showcase villages, new construction, and the master planned amenity engine. The trade is the address and the ocean.

Comparison two: Queens Harbour and the Intracoastal clubs
The other comparison is north along the Intracoastal, where Queens Harbour pairs a yacht basin with gated golf at prices below the Marsh Landing ladder. If boats matter more than beach sand, that corridor deserves its own day, and I run one.

Generally no. The established communities are carried by association dues instead, and club memberships at Sawgrass, Marsh Landing, and the Inn and Club are separate decisions with real numbers attached. I put the full ownership cost on paper for every home we tour.

Ocean Palms Elementary, Alice B. Landrum Middle, and Ponte Vedra High School anchor the beach side, and each has its own page on this site showing homes near it. Assignments are address specific, so I verify during your search.
