Older homes at the Beaches: when the lot is worth more than the house.
The four beach towns stopped making new lots decades ago. A 1970s house on a quarter acre in Ponte Vedra Beach sells for the dirt, and the listing almost never says so. This page finds those homes from the feed, then walks the decision that follows: renovate, or take it down and build. The
usually decides.By Krista Fracke — Broker Associate, Christie's International Real Estate First Coast · 20+ years in Northeast Florida · 500+ closings · client reviews
Why the beach towns produce these homes
I’m Krista Fracke, and the first thing I tell a buyer who wants to be east of the Intracoastal is that there is no new land. Ponte Vedra Beach, Jacksonville Beach, Atlantic Beach and Neptune Beach were platted and built out between the 1930s and the 1990s. What comes to market now is the house that was built then, on a lot that is worth more every year. When the house is tired, the price per square foot drops well under what the town’s updated homes bring, because the buyer is paying for position, not finishes. That gap is the tell, and it is measurable.
Live from the MLS: the lot-priced homes, town by town
Single-family homes for sale right now, built 1990 or earlier, priced at least 15% under their own town’s median price per square foot. Across the four towns there are 105 older single-family homes on the market; 29 meet the test today. Each row names the listing brokerage.

Renovate or rebuild: the 50% rule decides
If the lot sits in a mapped high-risk flood zone (AE, AO or VE on the
), the national flood program’s definition of substantial improvement applies: any renovation or addition whose cost equals or exceeds 50% of the market value of the structure means the whole building must be brought up to current flood code, which on this coast usually means elevating it. The town’s floodplain office makes that determination, not the contractor. In Zone X the rule does not apply, and a great many beach lots are Zone X because the dune does its work. The zone is printed on every listing page on this site, so you know which conversation you are in before you tour. The part nobody tells you
The 50% math runs on the appraiser’s value of the building alone, not on what you paid. On a beach lot the building can be a small fraction of the price, so a kitchen, a roof and new windows can cross the line on a house you bought for the land. Get the town’s written determination on the improvement you have in mind before you close, not after the permit is denied. I ask for it as a contingency on every one of these.

This is the work I do every week. Looking at one of these? Send me the address. I will pull the zone and the control-line position, price the land from the street’s own teardown sales, and tell you which way the 50% math falls before you offer.

East of the control line
Oceanfront and near-oceanfront lots carry a second regulator. Seaward of Florida’s
, the state permits what can be built or rebuilt, how it is founded and how far it sits from the dune. The town adds its own setbacks, height and lot-coverage rules, and the four towns do not agree with each other. A lot that is a straightforward rebuild two streets back can be a year of permitting on the dune. That is not a reason to pass; it is a reason to know before you price it.The tax and insurance reset
Two numbers change the day you buy. The property tax resets to the sale price under Florida’s Save Our Homes rules, and a rebuild is assessed as new construction on top of that; the
values the finished house, not the one you tore down. Insurance on a 1970s house is priced on the roof age, the openings and the wind-mitigation report, so a renovation plan that starts with the roof often pays for itself in premium. I put both into the monthly number before you decide between the two paths; the arithmetic lives on the tax math and oceanfront cost pages.Common questions
Are there fixer-uppers in Ponte Vedra Beach?
Yes, and they rarely say so in the listing. The four beach towns are built out, so an older single-family house on a lot trades on the land. The table on this page finds them by arithmetic instead of adjectives: homes built before 1990 whose price per square foot sits at least 15% under their own town’s median. That gap is the lot talking.
What is a teardown lot worth at the beach?
What a builder or an end buyer will pay for the dirt, the permits and the position, minus demolition. There is no honest single number; a lot east of the control line, a lot in a high-risk flood zone and a lot three streets back on a dry block are three different markets. I price the land from recent land and teardown sales on the same streets before I put a number on any of these.
What does the FEMA 50% rule mean if I renovate?
In a mapped high-risk flood zone, a renovation whose cost reaches 50% of the building’s market value is a “substantial improvement” under the national flood program, and the whole structure then has to meet current flood code, which usually means elevating it. The building value in that math is the appraiser’s value of the structure alone, not what you paid for the property. In Zone X the rule does not apply. Every listing on this site prints its zone.
Can I rebuild on an oceanfront lot?
Usually, under two sets of rules. Seaward of Florida’s coastal construction control line, the state environmental agency permits what can be built or rebuilt and how. The town adds its own setbacks, height and lot-coverage limits, and the flood zone sets the first-floor elevation. The order of operations is: pull the zone and the control-line position for the specific lot, then talk to the town’s building department, then price the project.
How do I find these before they sell?
Follow the four town pages on this site and set the alert on this page. The lot-priced homes surface the day they list, because the table reads the feed, and they tend to go to the buyer who already knew what the land was worth.
